com Technical Proficiency Data analysis software Team building Full Job Description Position Summary The Onsite Property Manager serves as the senior AKAM representative at the property level and is responsible for the comprehensive operation, administration, and fiscal management of a condominium, cooperative, or mixed-use property. The Property Manager ensures seamless communication between residents, staff, the Board, and AKAM leadership, driving excellence in service, compliance, and building operations. This position requires a highly organized, service-oriented professional who embodies AKAM's hospitality-driven culture and can navigate complex building operations with confidence and diplomacy.

Regional Director Key Responsibilities:
Building Operations Assist the Onsite GM with reported building incidents, emergencies, and violations. Communicate incidents, emergencies, and violations promptly to the appropriate parties. Conduct regular inspections to ensure building operations, maintenance, and safety standards are met. Coordinate vendor work, capital projects, and maintenance activities as assigned. Customer Service Warmly greet all Owners, Residents, Board Members, staff, and vendors. Answer phone calls promptly and professionally; return missed calls within four business hours. Respond to all email communications appropriately within six business hours. Assess requests and concerns; escalate to the GM when necessary. Be knowledgeable of building policies and available for individual meetings with Board Members or Residents. Implement hospitality best practices to enhance resident experience. Financial Oversight Ensure accurate and timely billing and collection of monthly common charges and other financial obligations. Communicate with owners regarding arrears; escalate issues to the GM as needed. Maintain comprehensive records and reporting on accounts receivable matters. Assist owners with billing inquiries, automatic payments, and ownership transitions. Coordinate vendor payments through Avid, handle inquiries, and maintain updated maintenance contracts and COIs. Administrative Duties Support the Resident Manager with weekly staff payroll and overtime reporting. Coordinate payroll-related forms, workers' compensation, leave requests, direct deposit, and collective bargaining documentation. Maintain and advance the use of

resident directory, notifications, front desk calendar, document library, and reporting. Assist in preparing Board and Annual Meeting materials, reports, exhibits, and coordination. Attend meetings and facilitate minute-taking as needed. Complete sales, appraisal, and bank questionnaires; facilitate communication with AKAM Transfers and Closings division. Facilitate annual real estate tax Coop/Condo abatement filings and respond to owner inquiries. Coordinate alteration paperwork, permits, insurance, deposits, and maintain accurate records. Inspect ongoing alterations with Resident Manager. Organize resident events within criteria and budget set by the Board. Coordinate and file annual resident compliance items (window guards, detectors, parapet inspections, etc.). Assist Resident Manager with water shutdowns, maintenance activities, and communications. Complete special projects and all other reasonable duties as assigned. Maintain thorough knowledge of AKAM internal functions, policies, and systems. Uphold service excellence and positive interactions with Owners, Residents, Board Members, and staff. Qualifications Minimum Bachelor's Degree in a related field. Minimum 5-7 years of experience managing luxury residential or mixed-use buildings. Strong leadership and team development skills. Proficiency in property management systems and financial reporting. In-depth knowledge of NYC codes, compliance agencies, and labor environments. Excellent communication, organization, and conflict-resolution skills. Ability to manage multiple priorities in a fast-paced, high-expectation environment. 9am-5pm On call 24/7
