Job description: On-Site Community Manager Job Overview We are seeking a dependable, proactive, and responsive On-Site Community Manager to join our team and oversee operations at a Mobile Home Park Community located in Anamosa, IA 52205. In this role, you will serve as the primary point of contact for residents and act as the eyes and ears of the community, helping ensure smooth day-to-day operations while maintaining a safe, organized, and welcoming environment for residents. The ideal candidate is organized, communicative, self-motivated, and comfortable working independently while following company guidelines. Key Responsibilities Resident Communication & Notices

• Serve as the main point of contact for residents.
• Respond to resident questions or concerns within 24 hours.
• Deliver notices, monthly statements, and Pay or Quit notices as directed.
• Document notice delivery with photo confirmation.
• Provide 2-3 morning check-ins per week outlining the day's planned tasks. Community Oversight
• Conduct park walkthroughs or drive-through inspections twice per week. Follow tenant water spending every day. Submit short video updates highlighting park conditions and any violations.
• Proactively identify issues that may require attention. Delinquency Monitoring
• Follow up on delinquent accounts and payment promises.
• Maintain accurate real-time notes regarding collections activity.
• Escalate ongoing non-payment issues to management when necessary. Maintenance & Vendor Coordination
• Report municipal or service issues (trash, water, utilities, etc.).
• Coordinate access for vendors, contractors, or inspections when needed.
• Confirm completed work and provide photo updates. Leasing & Sales Support (as needed)
• Take photos of homes available for rent or sale.
• Assist with marketing coordination and listing updates.
• Help schedule and facilitate property showings. Community Engagement
• Build positive relationships with residents.
• Maintain a professional and welcoming community environment.
• Share regular updates, feedback, and concerns with the management team. Requirements
• Must live within 15 minutes of the Mobile Home Park.
• Smartphone and reliable transportation required.
• Comfortable using: ○ Facebook Marketplace ○ Text and email communication ○ Taking clear photos and videos
• Strong communication and follow-through skills.
• Ability to work independently and manage tasks proactively.
• 2 professional references required. Preferred Qualifications
• Previous experience in property management, leasing, or customer service.
• Strong organizational and communication skills.
• High school diploma or equivalent. What We Offer
