Job Description
Job Summary We are seeking a proactive, hands-on Property Manager to oversee a 200+ unit multifamily community in Hillside, Illinois. This is not a traditional single-site position, as some of the managed units are located in the condominium building next to the primary rental building. The Property Manager will be responsible for resident relations, leasing, maintenance coordination, vendor management, financial performance, and owner communication. The ideal candidate is highly organized, comfortable working independently, and able to balance multiple priorities while maintaining excellent service and operational standards
Responsibilities:
Property Operations and Facilities Management Manage the day-to-day operations of the property, ensuring resident satisfaction and operational efficiency. Regularly walk and inspect the buildings and grounds to identify maintenance, safety, cleanliness, and operational concerns. Coordinate and oversee vendors and contractors before, during, and after project completion. Work closely with maintenance staff to prioritize and complete work orders. Inspect vacant units and coordinate unit turns to ensure they are move-in ready. Assist with property emergencies and after-hours issues when necessary. Ensure compliance with company standards, local regulations, Fair Housing requirements, and property policies. Leasing and Resident Relations Respond promptly and professionally to resident concerns, work orders, and general inquiries. Conduct property tours and respond to leasing inquiries. Manage applications, tenant screening, lease documentation, and renewals. Promote available units and help maintain strong occupancy. Coordinate resident move-ins and move-outs. Manage delinquency collections and issue required notices. Monitor renters insurance compliance. Support resident retention and community engagement efforts. Resolve resident concerns professionally while consistently enforcing property policies. Resident Relations Respond to resident concerns, work orders, and inquiries professionally and promptly. Coordinate resident move-ins and move-outs. Manage delinquency collections and issue required notices. Monitor renter's insurance compliance. Support resident retention initiatives and community engagement efforts. Conduct property showings and respond to leasing inquiries. Owner and Client Relations Serve as a primary point of contact for property ownership. Provide regular property updates, reports, and recommendations. Obtain bids and prepare recommendations for maintenance and capital improvement projects. Address owner questions and concerns professionally and efficiently. Financial Management Assist with annual budget preparation and forecasting. Monitor property performance, income, and operating expenses. Oversee rent collection and delinquency management. Review and approve invoices and vendor payments. Analyze budget variances and recommend corrective action when needed. Conduct regular collection and financial audits. Qualifications Required 3+ years of multifamily property management experience. Experience managing a large multifamily property, multiple buildings, or a property portfolio. Strong communication, organization, and problem-solving skills. Ability to manage competing priorities in a fast-paced environment. Ability to manage multiple properties efficiently while maintaining attention to detail. Effective conflict management skills to resolve resident issues amicably while maintaining policy adherence. Proficiency with property management software AppFolio and Google Workspace Space Active Illinois Real Estate Broker License Valid driver's license and reliable transportation. Ability to travel when needed and be on call when needed. Preferred Experience with budgeting, financial reporting, and owner communications. Knowledge of Fair Housing regulations and Illinois landlord-tenant laws. Bi-lingual (English & Spanish) prefereed. The Ideal Candidate Takes ownership and accountability for property performance.
