Job Description

As the Maintenance Technician for Horizon Residential Management, you will be responsible for the day-to-day maintenance of our growing Utah portfolio currently representing approximately 125 units. You will report to the Property Manager for daily tasking. The following is the Job Scorecard we'll use to measure performance on a weekly basis:

MISSION To protect physical assets and resident experience through a self-sufficient, tech-documented maintenance operation — so that as the portfolio grows, operating costs stay predictable, vacancy time stays minimal, and leadership can scale with confidence.
WHAT YOU WILL OWN 1. BUILD AND OWN BUILDIUM INFRASTRUCTURE
Take recurring quarterly maintenance tasks in Buildium (Property Management Software) from partially documented to fully built out, covering Battery replacements, Pest Control, Weed Control, Air Filters, Smoke Alarms installation or replacement, and Unit Inspections, scheduled at least one quarter in advance by Day 30.
Ongoing standards:
  • Plan your daily workday and supply budget from open tickets each morning.
  • Document notes, photos, and completion status on every ticket before end of day.
  • Deliver a weekly reporting deck to the PM Executive meeting without exception.

TICKET RESOLUTION COMPLIANCE
Take ticket response and resolution compliance from no established baseline to 100% adherence by Day 30, and maintain it month over month:
  • The Property Manager will ensure that every ticket has clarified success criteria and a reasonable timeline. Your role will be to resolve these tickets according to the timelines set by the Property Manager. The Good Landlord Standard for ticket resolution is as follows:
  • 24 Hours —
Dangerous Conditions:
any condition posing imminent risk of injury or loss of life.
  • 3 Calendar Days —
Habitability & Health:
items rendering the home unfit for habitation or violating health and safety codes.
  • 10 Calendar Days —
Lease Compliance:
items required by the lease that do not affect basic habitability. 3.
HOLD THE EXPENSE RATIO BELOW 35
% Maintain the maintenance expense ratio at or below 35% month over month while actively reducing vendor dependency by resolving every eligible ticket in-house first.

at every opportunity:
YouTube, Google, observation, and peer knowledge before calling a vendor. Vendor calls are a last resort, not a first response. 4.
CLOSE SKILL GAPS THAT DRIVE VENDOR DEPENDENCY
Take skill-gap-driven vendor calls from undefined to measurably reduced by identifying and completing at least one targeted training or certification per quarter, beginning Q3 2026 — prioritizing gaps that currently prevent resolving tickets in-house.
Each quarter:
  • Identify at least one trade skill gap (plumbing, HVAC, electrical, carpentry) that caused a vendor call.
  • Propose a class, training, or certification to leadership to close that gap.
  • Complete and document the development activity before the quarter ends.
ADDITIONAL RESPONSIBILITIES
  • Meet with the Property Manager and Leadership daily to outline the planned full day of work.
  • Attend the PM Executive Meeting on a weekly basis.
  • Fill out and upload property inspection reports to Buildium the same day they are completed.
  • Complete all tasks with a sense of urgency — not in a hurry.
