We're looking for an experienced, motivated Property Manager who is passionate about resident satisfaction, operational excellence, and team leadership. What You'll Do As a Property Manager, you'll oversee the daily operations of an affordable housing community while leading on-site staff, maintaining compliance, and ensuring an exceptional resident experience. Community Operations Manage all aspects of property operations to maintain safe, attractive, and fully occupied communities Ensure compliance with HUD regulations, state agency requirements, Fair Housing laws, and company policies Oversee leasing activities, resident retention efforts, and occupancy goals Conduct regular inspections of buildings, grounds, and apartments Coordinate preventative maintenance programs and property improvements Respond to property emergencies and oversee emergency preparedness efforts Financial Management Assist with annual operating budget preparation and management Monitor expenses and maintain budget compliance Process invoices and financial documentation accurately and timely Support rent increase submissions and monthly HAP requests Monitor rent collections and enforce lease compliance procedures Resident Relations Build positive relationships with residents and community stakeholders Conduct resident orientations and resident meetings Resolve resident concerns professionally and effectively Maintain accurate resident files and certifications/re-certifications Team Leadership Recruit, train, supervise, and develop office and maintenance staff Conduct performance evaluations and staff meetings Foster a positive, accountable, and customer-focused workplace culture Partner with Human Resources on employee relations, hiring, and workplace matters Vendor & Compliance Management Solicit and evaluate vendor bids and contracts Manage vendor relationships and contract renewals Ensure timely completion of compliance reporting and regulatory requirements Maintain documentation and records in accordance with company standards What We're Looking ForRequired Qualifications Bachelor's degree in Business Administration, Real Estate, Management, or a related field (or equivalent experience) Minimum of 2 years of affordable housing property management experience Strong knowledge of HUD regulations and affordable housing programs Experience supervising and developing staff Excellent communication, organization, and problem-solving skills Proficiency in Microsoft Office (Word, Excel, Outlook) Preferred Certifications One or more of the following: Certified Occupancy Specialist (COS) Tax Credit Specialist (TCS) Certified Professional of Occupancy (CPO) Housing Credit Certified Professional (HCCP) Accredited Residential Manager (ARM) Certified Credit Compliance Professional (C3P) What Makes You Successful You're someone who: Takes ownership and follows through Leads by example Thrives in a fast-paced environment Balances resident service with operational excellence Can work independently while managing multiple priorities Communicates professionally with residents, vendors, agencies, and team members Why Join Midland Residence? ✅ Competitive compensation ✅ Opportunity for growth and advancement ✅ Supportive leadership team ✅ Meaningful work serving affordable housing communities ✅ Stable, growing organization with a multi-state portfolio ✅ Make a direct impact on residents' quality of life every day Apply Today If you're ready to take the next step in your property management career and join a company that values leadership, accountability, and community impact, we'd love to hear from you. and help us build communities people are proud to call home.
