Live-In, Full-Time Position Summary We are seeking an experienced, hands-on Resident Manager / Building Superintendent to oversee the daily operations, maintenance, cleanliness, and resident services of a residential building located in College Point, Queens. This is a live-in position, and the selected candidate may reside in the apartment provided at the property. The ideal candidate will be professional, dependable, organized, and capable of supervising building staff, coordinating vendors, addressing resident concerns, and ensuring that the property is maintained in a safe, clean, and well-functioning condition. Primary Responsibilities Maintain a professional, courteous, and visible presence throughout the property. Respond to resident questions, complaints, and maintenance concerns in a timely and respectful manner. Communicate building-related concerns and significant resident issues to property management. Assist with the coordination of resident move-ins and move-outs. Coordinate elevator access, building protection, and other requirements related to moves and deliveries. Help enforce building policies and procedures in a professional and consistent manner. Building Operations and Maintenance Conduct routine inspections of the building, common areas, mechanical spaces, exterior areas, and building equipment. Identify maintenance issues and arrange for repairs before they become larger problems. Coordinate basic building repairs, including minor plumbing, electrical, carpentry, painting, hardware, and general maintenance work. Monitor building systems, including heating, domestic water, plumbing, electrical, fire and life-safety equipment, elevators, and access-control systems. Respond to leaks, equipment failures, alarms, and other building emergencies. Maintain accurate records of repairs, inspections, service calls, and ongoing maintenance issues. Ensure all building equipment and mechanical rooms are kept clean, secure, and properly maintained. Vendor and Contractor Management Coordinate and supervise all outside vendors and contractors performing work at the property. Confirm that contractors have received authorization before beginning work. Ensure contractors comply with building rules, insurance requirements, and applicable safety procedures. Provide access to authorized contractors and oversee major repairs and service visits. Monitor the contractor's work while it is being performed. Confirm that work has been completed properly and that affected areas are left clean and secure. Report incomplete, deficient, or unsatisfactory work to property management. Staffing Oversight Supervise the building's handyman, porters, concierge staff, and other assigned personnel. Prepare and communicate daily assignments and work priorities. Monitor employee attendance, performance, appearance, and professionalism. Ensure all common areas, entrances, hallways, elevators, stairwells, refuse areas, and exterior areas meet the building's cleanliness standards. Inspect completed work and follow up on any areas requiring additional attention. Assist management with staff training, scheduling, performance concerns, and emergency coverage. Report employee incidents, attendance issues, or performance concerns to management promptly. Administrative Duties Maintain an organized inventory of cleaning supplies, maintenance materials, tools, equipment, and replacement parts. Order supplies and materials in accordance with management procedures and approved budgets. Obtain pricing or proposals from vendors when requested. Prepare incident reports, maintenance reports, inspection logs, and other building documentation. Maintain records of vendor visits, repairs, deliveries, resident requests, and unresolved issues. Assist ownership and property management with capital improvement planning and long-term maintenance needs. Provide regular updates regarding building conditions, staffing, repairs, and upcoming projects. Maintain building keys, access devices, equipment manuals, warranties, and service records. Safety and Compliance Help maintain compliance with applicable building, fire, safety, and housing requirements. Keep entrances, exits, stairwells, mechanical areas, and fire-safety equipment clear and accessible. Report unsafe conditions immediately and take reasonable steps to protect residents and the property. Cooperate with inspections conducted by government agencies, insurance representatives, and authorized building professionals. Follow all company safety policies and ensure building staff use appropriate personal protective equipment. Maintain the confidentiality of resident, employee, and building information. Emergency Response Respond promptly to building emergencies, including leaks, floods, power interruptions, heating issues, elevator problems, alarms, and other urgent conditions. Contact emergency vendors, management, or public authorities when necessary. Remain available for after-hours emergency calls as required. Document emergencies and provide management with a complete incident report. Qualifications Prior experience as a residential superintendent, resident manager, building manager, or senior maintenance employee is strongly preferred. Working knowledge of residential building maintenance and basic plumbing, electrical, carpentry, painting, and repair work. Experience supervising building staff and outside contractors. Strong communication and resident-service skills. Ability to remain professional when handling complaints, emergencies, and difficult situations. Strong organizational skills and attention to detail. Ability to prioritize multiple maintenance and operational issues. Schedule This is a full-time, live-in position. The selected candidate may occupy the apartment provided at the property throughout employment. The Resident Manager / Superintendent will work a regular full-time schedule and may also remain reasonably available for after-hours emergencies. Occasional evening, weekend, or holiday work may be required based on building operations and emergency conditions. The live-in requirement does not mean the employee is continuously working or on duty. Regular working hours, on-call expectations, time off, and emergency-response procedures will be established by management.
