General supervision is received from the Deputy Executive Director and/or Sr. Housing Manager with considerable leeway in the planning and scheduling of the work. Direct supervision is exercised over an assigned clerical staff. The Manager performs related work as required.
TYPICAL WORK ACTIVITIES
: Verifies tenant's income and family status and prepares a variety of applications, forms, and documents in connection with leasing of apartments; Conducts new resident orientations; Collects rent and various other tenant charges and makes deposits; Conducts annual apartment inspections; Conducts annual and interim re-evaluation of tenant's income for rent re-determination purposes; Determines causes for and initiates steps for eviction; attends court if necessary; Assists residents and resident groups in activities and assignment of space; Attends resident meetings and/or functions, Prepares work orders after inspections for maintenance staff and tracks to completion; Prepares and maintains resident control records; Enters charges and credits to tenants' accounts on computer; Transfers accounts of tenants when necessary and makes refunds; Operates typewriter, computer data entry equipment, calculator, and other office machines and equipment; Answers telephone and furnishes information; Receives and resolves resident complaints; conducts resident grievance hearings if necessary; Receives and distributes incoming mail. Prepares various correspondence and reports.
FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS
: Thorough knowledge of the procedures and practices of public housing management and local Housing Authority policies and operation; good knowledge of business arithmetic; ability to prepare correspondence and make accurate computations; ability to conduct independent investigations of facts; ability to supervise others; ability to get along well with others; clerical aptitude; computer skills; good oral and written communications skills; confidentiality; good judgment; physical condition commensurate with the demands of the position.
MINIMUM QUALIFICATIONS
: EITHER Graduation from a regionally accredited or New York State registered college or university with an Associate's degree; OR Graduation from high school or possession of a high school equivalency diploma and three (3) years of experience in property management
SPECIAL REQUIREMENT
National certification as a Public Housing Manager is required within six (6) months after appointment.
Pay:
$31.69 - $36.94 per hour Expected hours: 40.0 per week
