Hours:
10 to 40 About the Position We are seeking a dependable, experienced, and hands-on Property Manager to oversee the day-to-day maintenance and upkeep of (3) residential, (3) commercial and (1) agricultural properties. This is an ideal position for someone who is a self-starter, mechanically inclined, organized, and comfortable working independently. The right person will be able to identify and resolve routine maintenance issues themselves while also knowing when a job requires a licensed or specialized contractor. You will be responsible for keeping properties well-maintained, addressing issues promptly, managing recurring maintenance, and coordinating subcontractors from start to finish when outside expertise is required. Responsibilities
  • Regularly inspect and maintain multiple residential and commercial properties
  • Perform routine maintenance and minor repairs independently
  • Troubleshoot property maintenance issues and determine the appropriate solution
  • Handle recurring maintenance such as: o Basic plumbing repairs o Minor electrical repairs o Door, lock, and hardware repairs o Drywall and painting o Basic carpentry o HVAC filter changes and routine upkeep o Grounds and exterior maintenance o General building and property repairs
  • Proactively identify maintenance issues before they become larger problems
  • Establish and maintain recurring maintenance schedules
  • Respond to property issues and emergencies as needed
  • Determine when a repair requires a specialized or licensed contractor
  • Find qualified subcontractors when necessary
  • Obtain estimates and coordinate scheduling with contractors
  • Meet contractors at the property and oversee their work
  • Ensure work is completed properly and in a timely manner
  • Communicate with the property owner and managements team regarding significant repairs, costs, and recommendations
  • Keep basic records of completed maintenance and outstanding issues
  • Purchase or pick up necessary materials and supplies
  • Maintain properties in a clean, safe, and professional condition
  • Complete other property-related tasks as needed Qualifications
  • Previous property maintenance, facilities management, construction, handyman, or property management experience preferred
  • Strong general maintenance and repair skills
  • Ability to work independently with minimal supervision
  • Good judgment and problem-solving skills
  • Ability to recognize when a job requires specialized expertise
  • Comfortable finding, scheduling, and managing subcontractors
  • Reliable, organized, and responsive
  • Professional communication skills
  • Must have a clean driving record
  • Must have a clean criminal record
  • Must have a reliable work truck
  • Must provide and maintain basic hand tools and equipment necessary to perform routine maintenance
  • Must have a valid driver's license and appropriate insurance for use of the work vehicle Compensation & Contractor Requirements
  • $40 per hour
  • Position is an independent contractor (1099), not a W-2 employee
  • No benefits are provided
  • Contractor is responsible for their own taxes, insurance, licensing, and business expenses
  • Contractor must submit an invoice for hours worked
  • Hours should accurately reflect time spent performing property-related work
  • Specialized subcontractor costs and materials will be handled separately as approved by the property owner What We're Looking For The ideal candidate is someone who can see a problem, figure out what needs to be done, and take care of it without needing to be told every step.
We are looking for someone who takes pride in maintaining properties, is trustworthy and dependable, communicates well, and can serve as the primary point person for maintenance across multiple properties. This is a hands-on position. We are not looking for someone who simply coordinates maintenance — we want someone who can personally handle a significant portion of routine maintenance and independently manage the rest.
Pay:
$25.00 - $45.00 per hour Expected hours: 10.0 - 40.0 per week
