Gator Development Corporation is seeking an experienced Commercial Property Manager to oversee a portfolio of retail shopping centers throughout Southern New Jersey and Pennsylvania. This is a field-based position requiring extensive experience in commercial retail property management, construction oversight, capital projects, and vendor management.

This position is not a residential property management role. Candidates must have experience managing commercial retail properties, shopping centers, or commercial construction projects.

Role:
You will work directly with the Regional Property team to oversee all aspects of property management and special projects.
What You'll Do:
• Manage all aspects of property maintenance, including landscaping, paving, roof repairs, preventative maintenance, and preparing vacant spaces for leasing. Conduct property inspections and compile detailed reports. Collect, qualify, negotiate, and submit contracts with outside vendors. Supervise contractors, vendors, and maintenance personnel. Monitor vendor performance to ensure compliance with established service agreements. Interpret and implement lease responsibilities in coordination with the Lease Administration Department. Engage in all aspects of property management and retailer relations. Maintain strong relationships with retailers. Coordinate maintenance programs to uphold the interior and exterior conditions of the properties. Participate in the strategic planning and budgeting for the properties. Process vendor invoices and retailer bill-backs. Maintain relationships with local municipalities to ensure properties are in good standing and resolve any violations. Address retailer complaints effectively.
Our Ideal Candidate:
Minimum of 10 years of experience in commercial retail property management or commercial construction management, with direct responsibility for shopping centers, retail centers, or mixed-use commercial properties. Residential property management experience alone will not be considered. Proven experience in construction management and general knowledge of construction processes and costs. Ability to work under tight deadlines, manage multiple detailed tasks simultaneously, and prioritize effectively. Exceptional written and verbal communication skills. Strong interpersonal skills with the ability to handle a variety of property management matters. Independent, self-directed, organized, and diligent, able to work with minimal supervision. Flexible and responsive to changing demands and opportunities. Proficient in iPad/iPhone and PC skills, including Microsoft Office (Word, Excel, Outlook). Experience with Skyline, Yardi, Avid, and/or MIR accounting software is preferred. Strong problem-solving skills and the ability to make sound, independent judgments. Highly organized and results-oriented, capable of working in a multi-functional team environment. Willingness to travel multiple times per week to all properties as needed. Bachelor's degree from an accredited university or college preferred.
Pay:
$80,000.00 - $85,000.00 per year
