$120,000 - $130,000 / year Description The Regional Director (RD) is responsible for the entire operation and outcome of properties assigned to them within the greater American Campus portfolio. Extensive travel required.
Job Responsibilities:

) Directly responsible for ensuring effective implementation of leasing and marketing strategy for all properties under their supervision to maximize occupancy and rental rate growth. Directly responsible for guiding all properties under their supervision as relates to the oversight and management of finances to include but not limited to, timely collection of rent and fees, purchasing, vendor and expense management (including budgetary compliance) to maximize profit margin, etc. Directly responsible for guiding all properties under their supervision as relates to facilities management to include but not limited to, day-to-day curb appeal standards as outlined by American Campus, preventative maintenance, planning and implementation of the annual move-out/in (turnover) process, documentation of facilities management, etc. Directly responsible for ensuring all properties and employees under their supervision are effectively hired, trained, and supported in their professional development, and care/maintenance of each property are in line with American Campus standards. Serve as the operations liaison between Property Management and Corporate Support Departments across various functions. Oversee administration of Risk Management/Loss Prevention Programs. If applicable, ensure all management contract duties and obligations are met. Payroll/Staff Development Supervise all hiring, training, termination, development, and rewards for Director of Property Management (DPM) and/or Property Manager(s) (PM) and ensure that managers at the properties under their supervision also implement effective hiring, training, termination, and rewards of their staff. Provide professional staff with career development opportunities. Conduct weekly meetings and/or calls with DPM and/or PM(s) Maintain daily contact with staff as appropriate. Perform after-hours duties as needed (e.g., response to critical events on property, immediate customer service concerns, etc.) Facilities Management Ensure oversight of the curb appeal of the property; responsible for ensuring that the entire community (grounds, clubhouse/amenities, leasing office, model unit, buildings, etc.) is exceptionally clean and visually appealing 365 days a year and ensure that other properties under their supervision also implement these standards. Ensure oversight of the annual move-out/move-in (turnover) process; responsible for ensuring that all units are ready for move-in and that the process is executed according to budget. Collaborate with, and train DPM/PM(s) under their supervision to ensure that they are effectively utilizing resources to plan, implement, and manage the annual move-out/move-in (turnover) process. Ensure oversight of the day-to-day facilities management and preventive maintenance of the property. Student and Community Development Ensure oversight of the development of community standards, and ensure those standards are being implemented at other properties under their supervision. Ensure oversight of the resident programming efforts, and ensure those efforts are being implemented at other properties under their supervision. Ensure oversight of individual student, staff and resident development. Ensure implementation of unparalleled customer service to residents and parents at all properties under their supervision. Revenue/Profit Centers Oversee the effective leasing and marketing efforts of all properties under their supervision to ensure maximum occupancy and rental rate growth. Oversee the timely collection of rents and outstanding balances are being implemented at all properties under their supervision. Oversee effective management of property expenses and receivables/collection at all properties under their supervision. Collaborate and train DPM/PM(s) under their supervision to ensure that they are effectively managing their property's expenses to maximize profitability. Expenses Ensure DPM/PM(s) are maintaining contracts with vendors at all properties under their supervision. Ensure DPM/PM(s) at all properties under their supervision approve timely payment of invoices. Ensure DPM/PM(s) and properties under their supervision are effectively maintaining vendor contracts, invoices, and general facility management of their property, land, building, and equipment. University Relations Foster and maintain relationship(s) with university representatives and affiliations. Maintain ongoing communication with university officials. Update corporate office on university relations and communications.
Supervisory Responsibilities:
Carries out supervisor responsibilities, including interviewing, hiring, and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems. Coach, train and develop a team while managing the workflow and prioritization of projects and ensuring on-time execution and completion. Skills, Knowledge & Expertise Education/Experience:
Bachelor's degree in business; or 8 years' experience in the student/multi-family housing industry; or equivalent combination of education and experience. Skills in leasing and marketing, customer service, facility management, budgeting, supervision, business administration, public relations, residence life, and a combination of business and student development skills. Demonstrated leadership skills.
