Job Description
The Opportunity Black Mountain Ranch is a member-owned, nonprofit recreational community established in 1971 near Deming, Washington. BMR has exactly 1,000 memberships representing families from Canada and the United States. Members have designated campsites for their exclusive use and share access to extensive recreational facilities and amenities across roughly 175 acres. BMR is a unique, seasonal community supported by year-round operations. Its infrastructure includes an aquatic center, recreation and social buildings, golf and sport amenities, equestrian facilities, roads, grounds, utilities, washrooms and a diverse fleet of vehicles and equipment. We are hiring a Maintenance & Facilities Manager to take ownership of the Ranch's day-to-day maintenance program and approved special and capital reserve fund projects. You will lead maintenance, grounds, custodial and applicable aquatic-center staff; coordinate contractors and specialty trades; establish preventive-maintenance discipline; and make sure our facilities are safe, reliable and ready for members. This is a working-manager role. Most work should be planned and delegated effectively, but the successful candidate will pitch in when urgency, complexity or team capacity demands it. What you will lead Build and execute daily, weekly, monthly, quarterly, seasonal and annual preventive-maintenance and inspection schedules. Plan workloads, assign priorities, supervise staff, coach performance and coordinate coverage during peak season, weekends and events. Manage work orders from intake through documented completion, keeping the office and members informed. Lead approved maintenance and CRF projects: scope work, obtain quotes, schedule resources, control costs, manage contractors and close out documentation. Oversee contractor and specialty-trade work when licensing, expertise, warranty, risk or capacity requires outside support. Identify hazards, recurring failures, deferred maintenance and equipment nearing end of life; present practical options before problems become emergencies. Maintain safe work practices, training, tools, inventory, vehicles, equipment and required maintenance records. Support documented campsite and architectural inspections while applying Ranch rules consistently and escalating exceptions to authorized management. Lead the forestry program, coordinate with the Washington State Department of Natural Resources and forestry or arborist specialists as appropriate, and ensure tree harvesting, staff tree felling, chainsaw use and wood processing are properly permitted, planned, documented and controlled. Keep the common garbage area safe and orderly, coordinate the waste contractor, and manage fee-based pickup of approved bulky items from member sites. Coordinate setup and teardown for special events, including tents, tables, chairs, staging and power requirements. Provide concise, honest reporting on safety, backlog, preventive maintenance, outages, staffing, projects, budgets and emerging risks. The property you will help steward Indoor and outdoor pools, spray park, aquatic mechanical systems and washrooms Septic systems, water towers and campsite electrical services Recreation center with gymnasium, kitchen, library and media room; teen and adult lounges Pitch-and-putt golf, miniature golf, volleyball, tennis, pickleball and basketball facilities Play field, stage, horseshoe pits, field electrical and five field washrooms Barn, arena, fencing and other equestrian facilities in coordination with the wrangler team Office and administrative areas, roads, grounds, trees, buildings, shops, storage areas and campsite service needs Forestry work, tree-risk response, wood processing and member firewood distribution Common garbage and recycling area, waste-contractor coordination and bulky-item pickup services Trucks, utility vehicles, Kubota equipment, boom lift, golf machinery, barn tractors and shop tools What you bring Five or more years of progressively responsible maintenance or facilities experience in a multi-building, resort, campground, municipal, industrial or comparable environment. At least two years of successful people leadership and contractor coordination. Broad practical knowledge across building maintenance, plumbing, electrical systems, septic/wastewater, water systems, carpentry, grounds and equipment—and the judgment to call a licensed specialist when required. A track record of organizing preventive maintenance, controlling work-order backlogs and delivering projects to scope, schedule and budget. Strong troubleshooting, planning, documentation, purchasing, communication and conflict-management skills. Comfort with email, Microsoft Office and computerized maintenance, work-order or project-tracking tools. A valid driver's license and an acceptable driving record. Ability to work outdoors in changing weather, navigate uneven terrain and lift/carry up to 50 pounds independently. Availability for seasonal weekends, special events and reasonable emergency callback duty. Authorization to work in the United States without employer sponsorship. Especially valuable Trade, vocational or facilities-management training or certification. Experience with pools, septic/wastewater, water distribution, RV electrical systems or seasonal recreation properties. Forestry, chainsaw, tree-felling, wood-processing or grounds-safety experience. First aid/CPR, safety, lift/forklift, pool-operator or other relevant certifications. Experience scoping capital work, soliciting bids and managing contractors. Compensation and benefits Eligible full-time employees have access to medical coverage with the Ranch paying 75% of the premium, employer-paid dental and vision coverage, and a retirement account with a 3% employer-matching contribution, subject to the applicable eligibility requirements. The position also includes Washington paid sick leave, vacation under the Ranch's tenure-based schedule, a $25 monthly phone allowance and optional employee-paid group life insurance.
