Horizon Management Services is seeking an experienced Manager to oversee a portfolio of residential (Section 42 seniors and market rate) communities in the Milwaukee area (Kenosha to Appleton) market. This role provides leadership and operational support to property teams while helping drive financial performance, occupancy, resident satisfaction, compliance, and overall property success. Vehicle is provided for work-related travel. What Success Looks Like Property teams feel supported, clear on expectations, and accountable for results. Assigned communities are well-maintained, compliant, financially sound, and responsive to resident needs. Occupancy, leasing, budget performance, and resident retention are actively monitored and improved. Site visits result in clear follow-up, practical problem-solving, and stronger daily operations. Owners, residents, vendors, and internal teams receive timely, professional communication. Key Responsibilities Lead and support property teams across assigned communities. Monitor budgets, financial performance, leasing, occupancy, and resident retention. Ensure compliance with company policies, fair housing laws, Section 42 requirements, and applicable regulations. Conduct regular property visits to assess operations, curb appeal, maintenance needs, and resident experience. Support vendor relationships, capital projects, owner reporting, and escalated resident concerns. Coach, develop, and hold team members accountable for performance and service standards.
Requirements:
Qualifications Five or more years of property management experience, preferably with multi-site responsibility. Prior leadership or supervisory experience required. Affordable housing, Section 42, and fair housing experience strongly preferred. Strong budgeting, financial review, communication, organization, and problem-solving skills. Ability to build and lead teams. Valid driver's license and ability to travel regularly within the Milwaukee market
