As an Affordable Housing Property Manager, you will be responsible for overseeing the day-to-day operations of one or more affordable housing communities, ensuring full compliance with all regulatory guidelines (LIHTC, HUD, Section 8, etc.), maintaining high occupancy, and delivering an exceptional resident experience. This role is central to driving the operational and financial success of the property while aligning with Fortified's core values and long-term goals. You will work closely with your Regional Manager and site team to foster a high-performance culture and a supportive living environment for our residents. Key Responsibilities Compliance & Program Management Ensure compliance with federal, state, and local affordable housing regulations (LIHTC, Section 8, HUD). Complete and maintain all required documentation, certifications, and recertifications accurately and on time. Prepare for and support property audits, inspections, and file reviews. Stay current on changing program requirements and regulatory guidelines. Property Operations Support day-to-day operations, including leasing, rent collection, renewals, and maintenance coordination. Enforce lease agreements, community rules, and policies consistently. Adhere to company Standard Operating Procedures (SOPs) and brand standards. Partner with maintenance to ensure timely unit turns, work order completion, and preventative maintenance. Resident Relations Provide excellent customer service to residents and applicants. Address concerns and service requests promptly and professionally. Assist with community-building efforts through resident engagement and communication. Team Support Support the Property Manager in supervising onsite team members. Provide guidance, training, and daily support to leasing and maintenance staff. Promote a culture of teamwork, accountability, and professional growth. Financial Management Assist with rent collection, expense monitoring, and financial reporting. Support marketing and leasing efforts to achieve occupancy and revenue goals. Monitor delinquency and bad debt, assisting with collections as needed. Reporting & Communication Maintain accurate records of leasing, compliance, maintenance, and financial activities. Provide regular updates to the Property Manager and Regional Manager. Participate in property-level meetings and cross-department collaboration. Qualifications 2-3 years of customer service experience. Strong communication, organizational, and customer service skills. Ability to handle multiple priorities in a fast-paced environment. Detail-oriented with a proactive, problem-solving mindset. Benefits Competitive salary based on experience.
