March 2026 Maintenance Division Manager The Municipal Division Manager is responsible for overseeing all aspects of operations, client relations, and team performance for The Municipal Division throughout the Dallas-Fort Worth region . This role ensures that all accounts are managed efficiently and profitably while maintaining company standards for quality, safety, and customer satisfaction. The Municipal Division Manager plays a key role in driving operational excellence while identifying and pursuing growth opportunities within the region. This position involves managing and supporting the Municipal Division Team, ensuring efficient service and project execution, and fostering strong relationships with both clients and employees. The role is also responsible for overseeing Municipal contracts operations and supporting business development initiatives for all Municipalities in the North Texas area. Role & Responsibilities 1. Operational Leadership Oversee the daily operations of the Municipal Division, ensure bids and contracts are effective and correctly bid and executed. Manage and optimize resource allocation, including labor, equipment, and materials, to maximize operational efficiency. Oversee the planning and execution of growth within the municipal division and Ratliff Hardscape. Conduct regular site visits to ensure adherence to company standards, contract requirements, and safety protocols. Ensure all projects are being properly financially managed and are hitting mandated timelines set by the municipalities and Ratliff Hardscape standards. Work with Estimating with other divisions to ensure bids and contracts are cost effective and provide continuity and operational efficiency with all divisions. 2. Team Leadership & Development Provide leadership and oversight to all employees within the municipal division, including project managers, superintendents, subcontractors and sales/client relations staff. Recruit, train, and develop project managers, supervisors, and crew members to ensure high performance and accountability. Conduct regular performance evaluations and provide coaching and professional development opportunities. Foster a positive and collaborative work culture that promotes teamwork, accountability, and adherence to company values. 3. Client Relations Develop and maintain strong relationships with City personnel, HOA personnel and all clients and representatives. Serve as a primary point of contact for key clients, addressing concerns, requests, and issues in a timely and professional manner. Ensure all contracts/projects are executed according to client expectations and company standards. Proactively engage with clients to identify opportunities for additional services and long-term partnerships. 4. Financial Management Monitor budgets, labor costs, and operating expenses to meet gross margin and profitability targets. Maintain accountability for profit and loss (P&L) performance . Work closely with the Director of Field Operations and finance team to review financial performance and implement strategies for improvement. Generate and approve pricing for new work, change orders, and contract renewals. Track key performance indicators (KPIs) and provide regular performance reports to senior leadership. Identify opportunities to improve operational efficiency and cost management. Identify opportunities to grow and improve the municipal division and Ratliff Hardscape. 5. Strategic Planning & Growth Identify and pursue new business opportunities within the region to support company growth. Collaborate with the sales and client relations teams to expand the company's client base. Analyze regional performance metrics to identify opportunities for improvement and operational enhancements. Stay informed on industry trends, emerging technologies, and best practices to improve services and operational efficiency. Collaborate with other managers and leadership teams to share best practices and achieve company-wide goals.

EDUCATION AND EXPERIENCE REQUIREMENTS

High school diploma, (associate or bachelor's degree in construction management preferred) 5+ years of management and construction experience, Leadership experience preferred. Knowledge of Municipal contracts, and how to administer them. Ability to read and interpret construction drawings and specifications Thorough understanding of construction scheduling and project management. Familiarity with OSHA safety standards and job site safety practices Strong communication and leadership skills Ability to work in a fast-paced environment 2.
