Coal City, IL Job Details Full-time $19 - $21 an hour 2 days ago Qualifications Employee relationship building Decision making Stakeholder relationship building Full Job Description The position of Leasing and Operations Coordinator involves responsible administrative work assisting the Property Manager with handling all facets of Bedrock Property Management (BPM) Affordable Housing programs. Duties include processing applications for admission, conducting annual and interim re-certifications of income and family status, maintaining applicant and resident files, processing accounts receivable charges and payments, answering tenant an applicant questions via phone and email, preforming unit inspections, and entering accounts payable invoices. Performing these duties requires decision-making in reference to established policies and regulations. Major Duties and Responsibilities (Illustrative, not all inclusive) 1. Works closely with the Property Manager to accept and process applications, interview applicants, and make preliminary assessment of eligibility. 2. Performs background checks and verifies information. 3. Informs applicants of the policies and procedures governing tenant selection. 4. Prepares rent change adjustment, prepares lease violation notices, and files eviction papers as directed by the Property Manager. 5. Maintains various resident files and records including records of employment, income, and family status. 6. Maintains various records and occupancy statistics. 7. Answers resident and applicant questions via phone and email. 8. Conducts annual, special, and interim re-certifications of resident income, family status, and related; ensures that all residents are properly housed in accordance with occupancy policies. 9. Assists Property Manager with collection of rent and prepares deposits. 10. Assists with approval of vendor invoices. 11. Works with tenants to resolve issues. 12. Attends workshops, seminars and training sessions as directed by the Chief Operations Officer. 13. Performs other related duties as directed by the Property Manager or Chief Operations Officer. 14. Adheres to BPM's safety program and procedures. Desirable Knowledge, Skills and Abilities 1. Knowledge of the purposes, policies and regulations of BPM as established by management. 2. Knowledge of the local, state, and federal laws governing the public (LIHTC, HOME, RD and other subsidized housing programs including health and fire regulations, landlord/tenant relationships, leasing of property and evictions). 3. Thorough knowledge of the Tenant Selection Plans (or equivalent) adopted by BPM. 4. Knowledge of the organization and programs of other community agencies and groups that can assist BPM and help provide for the health, welfare, and recreational needs of the residents. 5. Ability to establish and maintain effective working relationships with supervisors, associates, residents, representatives from neighborhoods, community leaders, and federal, state, and local officials. 6. Knowledge of report preparation techniques and ability to maintain moderately complex clerical records and prepare reports. 7. Knowledge of basic bookkeeping procedures. 8. Ability to make mathematical computations with speed and accuracy. 9. Ability to deal courteously and tactfully with residents, coworkers, and the general public. 10. Computer literate with ability to learn and utilize the appropriate BPM software programs.
