Overview We are seeking a reliable, resourceful Property Operations Coordinator to help oversee a small portfolio of quality residential investment properties in Monmouth County, NJ. This is not a traditional property manager or handyman position. The ideal candidate enjoys coordinating projects, solving problems, working with contractors, and keeping properties operating smoothly with minimal owner involvement. Responsibilities Coordinate contractors and obtain bids/quotes. Meet vendors and oversee projects. Inspect workmanship and identify deficiencies. Conduct periodic property inspections. Perform occasional light maintenance (filters, batteries, lock codes, propane tanks, pilot lights, plunge a sink drain, etc.). Coordinate turnovers, cleaners and landscapers. Create and manage rental listings. Respond to inquiries and pre-screen prospective tenants. Conduct property showings and move-in/move-out walkthroughs. Source reliable local contractors and service providers. Keep the owner informed and recommend solutions.
Qualifications :
Excellent judgment. Organized and dependable. Comfortable representing the owner. Familiar with residential construction and maintenance. The desired candidate needs to have a strong local network of handymen, contractors and tradesmen. Able to distinguish between small issues you can handle and projects requiring licensed contractors. 1. The local bench : Strong preference for candidates who have an established network of reasonable and reliable local contractors and service providers in Monmouth County. 2. Decision-making ability Must be able to work independently, anticipate issues, and recommend practical solutions rather than waiting for direction. 3. Quality control Must be capable of evaluating contractor workmanship and recognizing when completed work does not meet expected quality standards. 4. Occasional light maintenance Change smoke detector batteries Change HVAC filters Replace light bulbs Change smart lock codes Replace grill propane tanks Relight pilot lights Install simple hardware Plunge drains Touch-up paint Receive deliveries, etc. 5. Service area Must live within approximately 20 minutes or less of Belmar, NJ. 6. Vehicle Reliable transportation required. 7. Technology Comfortable using a smartphone to send photos, videos, text updates, email and basic spreadsheets. 8. Our goal is to build a long-term relationship with someone who takes ownership of the day-to-day coordination of our properties, allowing the owners to focus on strategic decisions rather than daily operations.
