Full Job Description Position Title:
Maintenance Engineer I Reports To:
Lead or Chief Engineer Compensation:
$60,000 - $75,000, depending on experience and qualifications. Job Summary The Maintenance Engineer I for WB Realty Company is responsible for execution and complete preventative maintenance, demand repairs and adjustments to building systems, equipment and fixtures as required. This role serves as a critical component of the WB property management team by providing a safe, productive, comfortable and clean working environment for building occupants while managing various subcontractors within the wider portfolio. By working closely with the property management engineering team, tenants, property manager and other WB team members. Success in this role means that ownership, tenants and management have confidence in this position's ability to maintain external relationships with vendors and subcontractors involved in daily operations, maintenance and repairs while embracing a mindset of stewardship for assets under management as WB Realty Company continues to grow. Job Details Major tasks/duties, essential responsibilities associated with the role: o Perform preventive maintenance tasks and duties on building equipment and systems per scheduled date o Respond, evaluate and complete tenant/service demand requests as required o Working with the property manager and Chief or Lead engineer to ensure: Proper services are provided to the building(s) Project planning and completion Tenant Improvement planning and coordination o Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment or property o Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily o Monitor energy system equipment, adjust set-points as needed, record actions and time associated daily o Ensure Fire & Life Safety equipment is performing as designed o Participate in on-call, after-hours and emergency responses for portfolio o Complete WB required training and safety programs
Candidate Requirements Knowledge, Skills, and Abilities:
o Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions o Ability to prioritize workload while remaining flexible to a changing environment o Comprehensive knowledge of energy management systems o Working technology (computer + mobile devices) skills Experience with work order management systems (AppFolio, Prism, Corrigo and others) is a bonus o Excellent customer service skills o Ability to lift 50 pounds and work safely from a ladder or overhead work

Background and Experience:
o High School Degree or equivalent o Minimum two years' experience working in same capacity o Hold regional or local licensing/certifications to operate a building o Two-year technical degree or equivalent in the operation of commercial buildings and equipment preferred o Universal
CFC, SMA, SMT, LEED
certification, others as applicable are preferred
Working Conditions:
o Ability to travel between portfolio sites, valid driver's license, current vehicle insurance to perform work at different locations.
Pay:
$60,000.00 - $75,000.00 per year
