The Compliance Assistant provides direct, hands-on support to AWI's Compliance function, working closely with the Compliance Program Manager and the Compliance team to keep properties within the AWI portfolio ready and in compliance with applicable housing program requirements. This role assists with pre-audit preparation, audit responses, fair housing marketing plans, demographic reporting, and file processing, with particular emphasis on support during year-end reporting and
HUD/CTCAC
audit cycles.
Key Responsibilities:
Pre-Audit Documentation:
Support preparation for scheduled compliance audits by: Gathering, organizing, and quality-checking resident files and supporting documentation. Tracking outstanding pre-audit items and following up with site teams to close gaps ahead of deadlines.
CTCAC Audit Response Support:
Assist the Compliance Specialist(s) in responding to California Tax Credit Allocation Committee (CTCAC) audit findings and requests for information by: Compiling supporting documentation for audit responses. Maintaining organized audit-response files and tracking outstanding items to resolution. Affirmative Fair Housing Marketing Plans (AFHMP): Support the development and maintenance of AFHMPs for assigned properties by: Helping draft and update AFHMPs in accordance with HUD requirements. Tracking AFHMP renewal dates and flagging upcoming updates.
State Demographic Data Reporting:
Support required state-level reporting by: Compiling and submitting demographic and occupancy data accurately and on schedule. Maintaining reporting logs and supporting records for each submission.
File Processing Overflow:
Provide backup support to the compliance team by: Processing resident files and correcting compliance deficiencies across the portfolio during high-volume periods. Assisting with general compliance, file maintenance and data entry as needed.
General Compliance Support:
Support the Compliance Specialist(s) and Compliance Program Manager with additional compliance-related tasks as assigned, with increased availability expected during audit and year-end reporting season.
Qualifications:
High school diploma or equivalent; coursework or experience in affordable housing compliance a plus. Compliance background in affordable housing preferred (LIHTC/Section 42, HUD Section 8, or CTCAC). Familiarity with Fair Housing regulations and Affirmative Fair Housing Marketing Plans. Familiarity with property management or compliance tracking software (e.g., Yardi). Strong attention to detail and organizational skills, with the ability to manage multiple deadlines at once. Excellent written and verbal communication skills to interact with residents, property management teams, and the compliance team.
Additional Requirements:
Ability to manage multiple priorities in a fast-paced, deadline-driven environment. Ability to handle sensitive resident information with discretion. Proficiency with Microsoft Office (Excel, Word, Outlook). Availability for increased hours during year-end reporting and
HUD/CTCAC
audit season.
