Job Description

Job Overview We are currently hiring for a Recertification Specialist. This role will support a 55+ active adult community located in Atlanta, GA. Must have LIHTC (Tax Credit) experience.
Work schedule:
Mon-Fri 8:00am - 5:00pm The Recertification Specialist is responsible for the recertification and renewal process for all residents at the assigned communities.
Role and Responsibilities:
Comply with any community program requirements (e.g., Low Income Housing Tax Credit, Bond, HOME, etc.). Establish and maintain annual recertification and lease renewal schedules. All recertifications must be completed accurately and within the established time period. Regularly communicate and follow-up with residents to ensure timely completion of recertification, and prospects for the initial certification. Schedule and calculate annual recertifications for all current residents. Send all documents and verifications needed to complete recertifications to third-party compliance for review. Inform the Regional Manager/Compliance Specialist of any households out of compliance and/or income increases that exceed the program's limits. Maintain all resident files in an organized manner to ensure files are always compliant. Upload completed recertification in Onesite and store resident files in a locked cabinet. Assist Compliance in preparing for state and lender audits. Regularly travel to selected communities to meet with current residents and prospects. Use and maintain strict confidentiality, discretion, and judgement in dealing with confidential and sensitive issues in all aspects of work. Provide friendly communication and exceptional service while adhering to Fair Housing guidelines.
Job Qualifications:
High School diploma or equivalent (required), some college is preferred. Valid driver's license, auto insurance, reliable transportation. 2+ years of residential property management experience 2+ years of affordable housing experience in Low-Income Housing Tax Credit, HOME and/or Bond financing (Required). Knowledge and understanding of Violence Against Women Act (VAWA) Must be able and willing to travel to assigned communities to perform duties and responsibilities (local travel) Proficient with basic math concepts Ability to work independently Must be able to take initiative, set priorities and deadlines, respond quickly and work with a high degree of accuracy Exceptional customer service skills and strong verbal and written communication skills Ability to maintain confidentiality and maintain appropriate discretion
Technology Experience:
Property management software experience RealPage (Tax credit or Affordable) (Required) General knowledge of Microsoft Office applications
Physical Requirements:
This position generally performs work in a typical office environment. Regularly walk to inspect all inside and outside areas of the community. Perform in an environment prone to high levels of distraction, dealing with a wide variety of challenges, deadlines, and a varied and diverse array of people. Be able to occasionally lift up to 30 lbs.
