Job Description

DC Property Manager - Temp to Perm Tax Credit Summary We are looking for a meticulous and committed Property Manager to lead the operations of our real estate holdings in Washington, D.C., with a specialized emphasis on assets participating in tax credit initiatives. This position is essential for the efficient functioning of our portfolio, ensuring sustained occupancy levels and strict adherence to intricate federal and municipal regulations governing affordable housing. The ideal candidate will act as the central communication hub for tenants, partners, and regulatory entities, balancing operational efficiency with the distinct financial and administrative demands of tax-credit-compliant communities. This role provides a clear trajectory toward permanent status contingent upon performance metrics and organizational requirements. Responsibilities Direct daily operational activities for residential buildings, ensuring all processes meet corporate standards and specific tax credit program mandates. Perform in-depth financial evaluations, encompassing budget formulation, rent roll updates, and operating expense oversight to optimize financial returns. Manage the full leasing lifecycle, including vacancy marketing, tenant screening, lease execution, and the coordination of move-in and move-out procedures. Act as the main contact for regulatory examinations, guaranteeing strict compliance with IRS, HUD, and local housing authority rules concerning tenant qualification and income verification. Direct on-site personnel, external vendors, and contractors, overseeing maintenance workflows to ensure repairs and capital projects are completed promptly and cost-effectively. Compile and deliver detailed reports to ownership partners and regulatory agencies, preserving precise records for compliance audits. Cultivate strong community engagement by resolving tenant issues swiftly and deploying strategies to boost satisfaction and retention rates. Oversee rent collection and lease enforcement, including the initiation of eviction processes when required and in strict accordance with District of Columbia statutes. #
Recruit Requirements Requirements:
Demonstrated background in property management within the real estate industry, ideally including experience with tax credit or affordable housing developments. Solid understanding of federal and local housing laws, particularly LIHTC compliance procedures and reporting obligations. Robust financial skills to handle budgeting, interpret financial data, and manage operational expenditures effectively. Superior communication and interpersonal abilities to engage professionally with a wide range of stakeholders, including residents, investors, and government representatives. Competence in utilizing property management platforms and standard business productivity software. Capacity to function autonomously, manage competing priorities in a dynamic setting, and mediate conflicts effectively. Possession of a valid driver's license and dependable transportation for property inspections and external appointments. A Bachelor's degree in Business Administration, Real Estate, or a related discipline is preferred.
