Job Overview We are seeking a highly organized and detail-oriented Tax Credit Leasing Specialist to assist in overseeing the management of two affordable housing communities in Chesterfield and Henrico, VA. The ideal candidate will possess strong knowledge of LIHTC (Low-Income Housing Tax Credit) programs, Section 8 regulations, and property management best practices. This role involves ensuring compliance with federal, state, and local housing laws while providing exceptional customer service to residents. The Property Manager will coordinate leasing activities, maintain property operations, and foster positive relationships with tenants, vendors, and regulatory agencies. Duties Assist in daily operations of affordable housing property, ensuring compliance with LIHTC, Section 8, and Fair Housing regulations. Oversee leasing processes including property tours, application processing, and lease signing using property management software such as Yardi. Assist in maintaining accurate data entry, filing, and record-keeping related to tenant files, contracts, and legal documentation. Assist in conducting regular property inspections and coordinate property maintenance and facilities management to ensure safety and quality standards are met. Negotiate lease agreements, renewals, and contracts while upselling additional services or amenities when appropriate. Ensure legal administrative tasks are completed in accordance with landlord-tenant law and other applicable regulations. Foster positive customer relationships through excellent phone etiquette and customer service skills. Collaborate with Community Manager to optimize occupancy rates through effective sales strategies and tenant retention initiatives. Coordinate with legal teams on compliance issues related to contracts and Fair Housing laws. Utilize CMMS (Computerized Maintenance Management System) for work order tracking and facilities management. Qualifications Proven experience in property management, preferably within affordable housing or LIHTC programs. Strong knowledge of LIHTC, Section 8, Landlord-Tenant Law, Fair Housing regulations, and related legal frameworks. Proficiency in property management software such as Yardi, OneSite, or similar platforms. Experience with real estate administrative tasks including data entry, filing, contracts management, and office procedures. Excellent customer service skills coupled with professional phone etiquette. Ability to negotiate effectively and manage conflict resolution tactfully. Background in legal administrative work or real estate administrative experience is highly desirable. Strong organizational skills with attention to detail; ability to handle multiple priorities efficiently. Facilities management knowledge including property maintenance coordination is a plus. Demonstrated ability to upsell services or amenities to residents or prospects.
