POSITION PURPOSE
This position is accountable for performing a variety of loan servicing duties associated with the servicing of consumer and residential loans; collaborating with other lines of business across Heritage Financial Credit Union ((HFCU) to ensure all Real Estate and Consumer loan accounts are transacted and managed with the critical and creative thought process that ensures delivery of timely and high impact service, internally and externally. The Loan Servicing Specialist I will actively participate in the mentoring, training and development of themselves and team in alignment with the HFCU vision, mission and core values and will perform all responsibilities in accordance with federal/state regulations and HFCU policies and procedure.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Perform post-closing documentation and core system reviews and maintain exception tracking for consumer, residential real estate, and commercial loans. Perform quality control (QC) reviews for consumer, residential real estate, and commercial loans to ensure documentation, system information, and loan servicing requirements are accurate and complete. Perform general Loan Servicing duties received through eRequests, including, Skip-A-Pay setup, sub-actions, payoff letters, payment reversals, payment postings, ODLOC & UNLOC closeout requests, loan research & recalculations, late fee refunds, and other servicing-related requests. Process and monitor iBanking transactions and requests related to loan servicing. Perform daily, weekly, monthly, and other periodic file submissions and reporting to vendors, investors, regulatory agencies, and internal departments. Perform and maintain FNMA reporting, reconciliations, and related processes in accordance with investor requirements and established procedures. Monitor vehicle titling and lien perfection activities and follow up as necessary to ensure liens are properly perfected and maintained. Process auto lien releases, discharge filings, and other documentation necessary to release the Credit Union's lien or security interest. Prepare and process Mortgage Satisfactions and related documentation. Perform electronic recording (e-recording) of mortgage satisfactions, monitor documents submitted to counties, follow up on outstanding items, and maintain appropriate tracking logs. Process loan payoffs, including payoff requests, payoff calculations, and related transactions. Process mortgage recasts and ensure all related system updates and documentation are completed accurately. Process escrow transactions, including taxes, private mortgage insurance (PMI), and homeowners' insurance (HOI) payments. Review and prepare annual escrow analysis. Process total loss claims and insurance proceeds and perform necessary follow-up to ensure claims are properly resolved. Process GAP claims and perform follow-up with applicable vendors, members, insurance providers, and internal departments as necessary. Process Life, Disabilty & Unemployment claims. Monitor Federal Reserve Bank (FRB) pledged collateral reports and perform required monitoring, tracking, documentation, and reporting in accordance with established procedures. Monthly SCRA monitoring. Process Commercial participation payments. Distribute, process, and send all Loan Servicing department mail and correspondence. Process end-of-day checks and complete related balancing and servicing activities. Assist with Audits and system related projects. Assist with the review and preparation of annual 1098 reporting. Vault Organization & Filing. Consistently review and recommend changes to improve workflow, efficiency, accuracy, quality, and internal controls within the Loan Servicing Department and other departments of HFCU. Provide rotating coverage for late-night operations on Fridays. Perform other duties and responsibilities as assigned. Requirements
EDUCATION/CERTIFICATION
High School Diploma or similar work experience.
KNOWLEDGE
This position requires that the employee gain a working knowledge of Bank Secrecy Act (BSA) requirements and how they will affect their work. The employee will comply with all requirements of the BSA and cooperate with the designated BSA Officer in assuring compliance.
EXPERIENCE
Microsoft Office product suite.
