FUNCTION
The Residential Mortgage Underwriting Team Leader is responsible for leading and overseeing the residential mortgage underwriting function for BayCoast Mortgage Company while maintaining an active underwriting pipeline. Serves as both a producing underwriter and department leader, ensuring prudent credit decisions, regulatory compliance, loan quality, operational efficiency, and achievement of established service levels. Provides guidance and support to underwriting staff and business partners, serves as the senior underwriting authority for complex transactions, and promotes consistent application of agency, investor, and company underwriting guidelines while balancing production objectives with sound risk management practices.
RESPONSIBILITIES
Leadership & Team Management Provide leadership, coaching, mentoring, and performance management to the residential mortgage underwriting team. Establish departmental service-level standards, quality expectations, and production goals. Monitor and distribute workflow to ensure achievement of underwriting turn times and customer service standards. Recruit, train, develop, and retain underwriting staff while promoting a culture of accountability, teamwork, and continuous improvement. Conduct regular performance reviews, quality reviews, and development planning for assigned staff. Serve as the primary escalation resource for underwriting, credit, compliance, and operational issues. Underwriting Production & Credit Decisioning Personally underwrite and approve residential mortgage loan applications within delegated authority while maintaining individual production expectations. Maintain a personal underwriting pipeline consisting primarily of complex, high-balance, exception, jumbo, self-employed, construction-to-permanent, government, and other higher-risk transactions. Review and render prudent credit decisions based upon analysis of borrower capacity, creditworthiness, assets, collateral, and investor eligibility requirements. Review and clear underwriting conditions in a timely manner to support established service-level objectives. Structure and evaluate exception requests and provide recommendations consistent with company risk tolerance and investor requirements. Serve as the senior credit authority and resource for underwriting staff on guideline interpretation, income analysis, self-employed borrower reviews, and complex loan scenarios. Assist production staff in structuring loans to maximize salability while maintaining sound credit quality. Maintain proficiency in all aspects of automated and manual underwriting, including Desktop Underwriter (DU), Loan Product Advisor (LPA), FHA TOTAL Scorecard, and investor-specific underwriting systems. Perform second reviews, quality reviews, and peer reviews as required. Compliance, Risk & Quality Management Maintain expert-level knowledge of FNMA, FHLMC, FHA, VA, USDA, jumbo, portfolio, and construction lending guidelines. Ensure underwriting decisions comply with all federal and state regulations, agency requirements, investor guidelines, and BCMC policies and procedures. Monitor loan quality metrics, audit findings, investor feedback, and post-closing reviews to identify trends and areas for improvement. Collaborate with Compliance, Risk Management, Internal Audit, and Quality Control departments to address findings and implement corrective actions. Assist with investor audits, agency reviews, regulatory examinations, and internal audits. Promote strong fraud prevention practices and ensure appropriate red flag reviews are conducted. Operational & Strategic Responsibilities Monitor underwriting volume, capacity, and productivity. Analyze departmental performance metrics and recommend improvements to increase efficiency, quality, and customer satisfaction. Partner with Sales, Processing, Closing, Secondary Marketing, Compliance, Risk Management, and Executive Management to improve operational effectiveness. Participate in implementation and enhancement of underwriting technology, LOS systems, automated workflow tools, and reporting platforms. Develop and maintain underwriting procedures, training materials, desk guides, and departmental best practices. Maintain strong working relationships with approved investors and agency representatives and assist in resolving underwriting and salability issues.
Knowledge/Skills/Experience Requirements:
Minimum 8-10 years of progressive residential mortgage underwriting experience. Minimum 3-5 years of underwriting leadership, supervisory, or senior underwriting experience. Demonstrated ability to successfully manage both an individual underwriting pipeline and departmental leadership responsibilities.
Extensive experience underwriting:
o Conventional Agency Loans (FNMA/FHLMC) o FHA, VA, and USDA Loans o Jumbo Loans o Portfolio Loans o Self-Employed Borrowers o Construction and Renovation Financing Advanced knowledge of income analysis, tax return analysis, credit evaluation, asset review, collateral analysis, and mortgage compliance requirements. Strong experience with delegated underwriting authority. Proficiency with DU, LPA, and mortgage loan origination systems. Excellent leadership, communication, coaching, and relationship management skills. Preferred FHA Direct Endorsement (DE) Certification. Bachelor's degree in Business, Finance, Accounting, Economics, or related field. Ability to motivate and develop high-performing teams. Strong process improvement mindset. Customer-centric approach to balancing service and risk management. Proven ability to drive results while fostering employee engagement.

Physical/Work Condition Requirements:
In the performance of respective tasks and duties, the employee is expected to successfully perform the essential functions of the position. Pay:
$90,000.00 - $120,000.00 per year
