Property Condition Assessment Professional Property Condition Assessment (PCA) Professional Position Overview We are seeking an experienced Property Condition Assessment (PCA) Professional to perform thorough physical inspections, evaluate capital needs, and produce clear, defensible reports for commercial, multifamily, and community association properties. The role focuses on identifying structural and mechanical conditions, estimating remaining useful life and replacement costs, and supporting reserve studies and risk mitigation strategies. The ideal candidate combines field inspection experience with strong report-writing and client-facing skills. Key Responsibilities Conduct comprehensive on-site property inspections covering building envelope, structural elements, roofing, plumbing, electrical, HVAC, life-safety, site improvements, and common-area components. Prepare detailed, defensible PCA reports and reserve studies that include findings, photos, condition assessments, remaining useful life estimates, and cost opinions. Develop capital reserve budgets and multi-year funding plans; perform cost estimating and prioritization of repair and replacement projects. Assess safety and code compliance issues; identify hazards and recommend corrective measures to reduce risk and liability. Coordinate with owners, property managers, engineers, contractors, and other stakeholders to collect data, clarify findings, and support implementation of recommendations. Maintain accurate field notes, photographs, and documentation to support conclusions and ensure quality control of deliverables. Use industry-standard software and tools for reporting, spreadsheets, and cost estimating; maintain up-to-date knowledge of construction materials, methods, and pricing trends. Provide technical guidance to junior staff, participate in peer reviews, and contribute to continuous improvement of inspection and reporting processes. Qualifications Bachelors degree in civil engineering, construction management, architecture, building science, or a related field, or equivalent experience. 3+ years of professional experience performing property condition assessments, capital needs analyses, or reserve studies for commercial, multifamily, or association-managed properties. Strong technical knowledge of building systems, materials, and construction methods, with demonstrated ability to assess condition and estimate remaining useful life. Proven experience preparing clear, thorough, and well-organized written reports and cost estimates; strong attention to detail and photographic documentation skills. Proficiency with Microsoft Office (Excel, Word, Outlook), experience with reserve study and PCA software preferred. Excellent communication and client-facing skills; able to clearly explain findings and recommendations to non-technical stakeholders. Valid drivers license and comfort with travel to client sites; ability to access roofs, attics, crawlspaces, and elevated areas as required.

Preferred certifications and credentials:

Reserve Specialist or CAI RS (Reserve Specialist designation), PRA (Professional Reserve Analyst), APRA, and OSHA 10-hour safety certification. Ability to work independently in the field and as part of a project team, manage multiple assignments, and meet deadlines.
