Staff Appraiser
Sumter County is Presently Seeking a Staff Appraiser for the Assessor's Office Starting Salary $32,950 annually. Compensation is based on qualifications and experience. Position Summary
The Staff Appraiser is responsible for discovering, inspecting, appraising, and assessing residential and commercial real property throughout Sumter County to ensure fair and equitable property valuations in accordance with South Carolina laws and County policies. This position conducts field inspections, analyzes market data, maintains accurate property records, and assists property owners with questions regarding assessments and property values. The ideal candidate is detail-oriented, analytical, customer-focused, and enjoys working both in the field and in an office environment. Essential Duties & Responsibilities Conduct field inspections of residential and commercial properties, including measuring structures and collecting property data.
Appraise new and existing properties, improvements, and additions to determine fair market value for tax purposes.
Research and analyze market trends, sales data, plats, deeds, and other property records.
Maintain accurate appraisal records and enter valuation information into the County's appraisal system.
Respond professionally to questions from property owners regarding assessments, appraisals, and property taxes.
Prepare documentation and supporting information for property assessment appeals.
Assist with processing property exemptions, property splits, rollbacks, and related assessment activities.
Perform related duties as assigned. Minimum Qualifications High school diploma or GED required.
One to two years of experience in property appraisal or a closely related field, or an equivalent combination of education, training, and experience.
Must possess a South Carolina Apprentice Real Estate Appraiser License in good standing with the South Carolina Department of Labor, Licensing and Regulation (LLR), or be able to obtain the license within two (2) years of employment.
Valid South Carolina driver's license required. Knowledge, Skills & Abilities Knowledge of real estate appraisal principles, property assessment practices, and applicable state laws and regulations.
Ability to analyze market data and determine equitable property values.
Knowledge of residential construction methods and property characteristics.
Ability to communicate professionally with property owners, County staff, and the public, including in challenging situations.
Strong organizational, recordkeeping, and time management skills.
Proficiency using computers, appraisal software, and standard office applications.
Ability to prepare reports, maintain accurate documentation, and manage multiple assignments independently. Physical Requirements Ability to sit, stand, walk, bend, stoop, and kneel for extended periods.
Ability to perform field inspections on various types of terrain and in varying weather conditions.
Ability to lift and carry up to 20 pounds occasionally.
Ability to operate a motor vehicle, measuring equipment, and standard office equipment.
Additional Requirements Valid South Carolina driver's license.
Successful completion of background investigation and pre-employment screening as required by County policy. Work Environment
Work is performed in both office and outdoor settings. The position requires frequent travel throughout Sumter County to inspect properties and may involve exposure to varying weather conditions. Regular interaction with property owners, real estate professionals, attorneys, contractors, and County employees is required.
