A state-of-the-art RV park in Pembroke, GA is hiring a full-time Maintenance & Grounds Manager. On-site living is available if you want it.
ABOUT THE PARK
This park was built just two years ago and has been meticulously maintained since. 40 concrete pull-through pads with full 50/30/110 amp hookups, a covered pavilion, pool, bath house, on-site laundry, and fiber internet to every site. Everything here is modern, and everything works. We're reopening as a family-friendly destination park this September. You are not walking into a turnaround project or a property that's been let go. You're inheriting a facility that's already in excellent condition, and your job is to keep it that way and make it even better. This is not one of fifty positions on a maintenance crew. You will be THE person who keeps this park running, with real ownership over how it looks and operates.
WHAT YOU'LL DO
Grounds & Landscaping Keep the entire property in top condition — mowing, trimming, edging, weeding, mulching, and general upkeep Grade and maintain the road into the park Keep pads, common areas, and the entrance looking sharp year-round Pool & Facilities Maintain the pool — chemicals, testing, cleaning, and equipment Clean and stock the bath house, restrooms, laundry, and pavilion Keep all common areas guest-ready every single day Guest Service Help guests get parked and set up on their sites Be the friendly, capable face guests see when something needs attention Respond to guest issues quickly and get them resolved Repairs & Upkeep Handle general repairs across the property — plumbing, electrical basics, carpentry, painting, and equipment Troubleshoot problems and fix them, or know when to bring in a specialist Maintain park equipment, tools, and vehicles Supplies & Vendors Stock and manage ice and propane sales Coordinate with outside vendors and contractors, and hold them to our standards Track supplies and flag what's needed before we run out
WHAT WE'RE LOOKING FOR
Hands-on maintenance experience — property maintenance, construction, landscaping, facilities, or a similar trade Comfortable operating a tractor, mower, and hand and power tools Willing to learn pool maintenance if you haven't done it — we'll help you get certified Genuinely good with people. Guests are on vacation, and you're part of that experience Self-directed. You'll be given the goal and trusted to figure out how to get there Valid driver's license and reliable transportation Able to lift 50+ lbs and work outdoors in Georgia weather Nice to have, but not required: Pool operator certification (CPO) Experience running a tractor with a box blade for road grading Small engine repair Prior RV park, campground, or hospitality experience
WHY THIS JOB IS DIFFERENT
Most maintenance jobs hand you a work order and a clock. This one hands you a property. And it's a good one. You won't spend your days chasing failures on worn-out equipment or apologizing to guests for things that should have been fixed years ago. The facility is two years old, modern, and in great condition. Your work is about holding standards high and getting ahead of problems, not digging out from under someone else's neglect. You'll have real say in how the park is maintained and where it improves. You'll work directly with ownership, not through three layers of management. The standards you set at the reopening become the standards for years. If you take pride in your work and want a place where that actually gets noticed, this is that job.
