Everything is new:

the building, the beds, the team, the reputation. We're looking for a General Manager to take it from opening day to a stabilized, profitable, top-scoring hotel. Most hotel managers spend a career inheriting someone else's problems. This is the rare job where you set the standard from day one — the culture, the team, the guest experience, the relationships with every account in this market. "Opened a new Hilton property" is a line very few people get on a résumé. Areya Management operates a 13-hotel portfolio across Pennsylvania and Virginia under the Hilton, IHG, Marriott and Best Western flags. We are an owner-operator, not a third-party manager. That means the person deciding things is in the building, decisions get made in days instead of quarters, and the GM who performs has somewhere to go next. What you'll own The P&L. Revenue, labor, expenses, flow-through. You'll build the budget and you'll be accountable to it — and you'll have the room to actually manage it. The team. Hire, train, schedule and lead roughly 15-20 people across front office, housekeeping, laundry, breakfast and maintenance. In a hotel this size, culture is not a slogan — it's whoever you hire and what you tolerate. The guest experience. Hilton measures you. You'll own Stay Score, guest satisfaction, reviews and brand quality assurance results, and you'll fix problems before they show up in a score. Brand standards and compliance. Hilton QA, safety, life-safety systems, licensing, and the operating standards that keep the flag on the building. Revenue and sales. Work with our revenue team on rate strategy, and get out of the building to build the local account base — the university, the I-81 logistics corridor, construction and crew business, sports and youth travel, government per diem. The physical asset. It's brand new. Your job is to keep it that way. What you bring Required 2+ years as a hotel General Manager, or a strong AGM / Operations Manager ready to step up Select-service or limited-service experience (Hilton, Marriott, IHG or similar brand) You can read a P&L and explain what moved and why Hands-on hiring, training and scheduling experience Comfortable with hotel PMS, revenue and reporting systems Willing to be in the building — this is not a remote or hybrid role Preferred, not required Hilton brand experience (OnQ / PEP, Hilton Honors, Hilton QA) Experience opening a new-build hotel or repositioning a property Local knowledge of the Shippensburg / Chambersburg / Carlisle market What actually matters to us: you notice the burned-out bulb in the corridor. You'd rather fix the problem at 9 PM than explain it at 9 AM. You can hold a standard without being a jerk about it, and people stay because they want to work for you.
