Performance-based pay Role Summary The Sales Agent is a remote, performance-driven role responsible for helping move real estate investment opportunities from initial conversation through contract and closing. This position supports the sales side of a real estate investment business. Depending on the needs of the business, the Sales Agent may work with property owners to negotiate and secure purchase agreements, or work with investors and buyers to market contracted opportunities, negotiate terms, secure buyer commitments, and help move transactions toward closing. This is a performance-driven sales role where success comes from consistent follow-up, strong communication, sound judgment, thoughtful negotiation, and the ability to confidently guide people through complex decisions. Primary Responsibilities Communicate with seller leads, buyers, investors, prospects, vendors, and internal team members through phone, text, email, video, and occasional in-person meetings. Conduct on-site property visits, seller appointments, buyer walkthroughs, inspections, or other deal-related meetings as needed. Build genuine rapport while remaining professional, direct, organized, and focused on moving opportunities forward. Follow the company's documented sales process, CRM workflow, communication standards, and follow-up expectations. Use effective discovery questions to understand goals, challenges, timelines, decision-makers, objections, motivations, and deal fit. Maintain accurate CRM records, notes, opportunity stages, next actions, and follow-up dates. Complete follow-up consistently and professionally until an opportunity is advanced, disqualified, reassigned, or closed. Negotiate confidently without using deceptive, manipulative, or pressure-driven tactics. Communicate risks, objections, title concerns, property-condition issues, buyer concerns, timeline threats, and deal friction promptly to the appropriate team member. Coordinate with operations, underwriting, transaction coordination, title/closing partners, marketing, and leadership to keep transactions moving. Attend sales meetings, role-play sessions, coaching, call reviews, and team huddles. Take ownership of activity, pipeline health, CRM compliance, communication, and assigned outcomes. Represent the company with integrity, professionalism, urgency, and respect. Sales Focus The Sales Agent may support one or both of the following areas of the business. Acquisitions In the acquisitions function, the Sales Agent works directly with property owners to understand their situation, property, goals, challenges, timeline, and motivation to sell.
Responsibilities may include:
Communicating with seller leads through phone, text, email, video, and in-person appointments. Building trust and understanding the seller's goals, property condition, challenges, decision-making process, and timing. Gathering detailed property information, including condition, repairs, occupancy, access, price expectations, title concerns, and other deal-relevant facts. Performing underwriting, comparable sales, repair assumptions, offer strategy, and pricing. Presenting offers clearly, honestly, and confidently. Negotiating purchase price, terms, timelines, access, contingencies, and other agreement details within company-approved parameters. Securing signed purchase agreements that meet company buying standards. Maintaining seller communication and engagement through inspections, objections, due diligence, renegotiation, title work, and other deal friction. Completing accurate and timely handoffs to transaction coordination, operations, and the next phase of the transaction. Dispositions In the dispositions function, the Sales Agent works directly with cash buyers, investors, landlords, rehabbers, developers, agents, and other purchasers to sell or assign contracted opportunities.
Responsibilities may include:
Building, maintaining, and reactivating relationships with qualified buyers and investors. Contacting buyers through phone, text, email, buyer lists, property-marketing channels, networking, and structured follow-up. Reviewing contracted opportunities to understand the property, pricing, repair assumptions, buyer profile, access requirements, timeline, closing requirements, and approved marketing details. Marketing contracted opportunities accurately, promptly, and professionally. Matching each opportunity with likely qualified buyer segments. Coordinating buyer communications, property access, walkthroughs, inspections, proof-of-funds requests, offer collection, deposits, and next steps. Negotiating buyer price, terms, assignment fees, deposits, closing dates, inspection timelines, and performance expectations within company-approved parameters. Securing signed buyer agreements, assignments, purchase agreements, earnest-money deposits, or other required buyer commitments. Keeping buyers accountable to deadlines and promptly escalating signs that a buyer may not perform. Working with operations, title/closing partners, transaction coordination, and leadership to support successful closings. Scorecard and KPIs Success in this role is measured by outcomes, disciplined follow-up, and value created and not merely hours worked. Specific scorecard metrics may vary based on current responsibilities. Tools, Support, and Flexibility Company-provided seller lead flow, contracted property inventory, CRM, sales systems, scripts, templates, and documented processes. No requirement to independently generate leads unless specifically agreed upon in writing. Remote flexibility with autonomy to manage time, follow-up, appointments, and sales activity. On-site property visits, seller meetings, buyer walkthroughs, inspections, or deal-related travel may be required based on the property, market, and transaction needs. Performance is measured by results, completed follow-up, pipeline health, communication quality, and value created. Ongoing coaching, role-play, call reviews, feedback, and sales-skill development. Professional judgment about when to negotiate, when to clarify, when to escalate, and when to walk away from a poor-fit transaction. Willingness and ability to conduct occasional on-site property visits and deal-related meetings when required. Ideal Candidate Sales experience is preferred; real estate, wholesaling, investment sales, high-ticket sales, appointment setting, business development, customer service, or negotiation experience is a plus. Real-estate experience is helpful but not required. We are willing to train a sales-minded, coachable, accountable person with strong communication and follow-through. Comfortable speaking with property owners, investors, buyers, vendors, and other stakeholders. Driven by performance and comfortable earning compensation based on closed results. Values authenticity, preparation, follow-up, and clear communication over manipulative sales tactics. Comfortable navigating difficult personal, financial, property, and negotiation conversations with professionalism and care. Self-starter who can manage a pipeline without constant supervision. Reliable, responsive, organized, and willing to travel locally or regionally for on-site appointments when needed. Motivated by helping people solve real problems while achieving strong business outcomes. Understands how to use AI tools effectively and intelligently. Compensation This is a 100% performance-based role. Compensation is paid per closed deal in accordance with the company's current commission plan. Commission details, eligibility requirements, payment timing, transaction qualification standards, and any cancellation or chargeback provisions will be discussed during the hiring process. Earnings are directly tied to value created, closed transactions, profitability, and individual performance. There is no cap on income potential.
