Job Description

Hello! We're looking for a local field rep to help be the eyes and ears of our self storage facilities. A detail-oriented individual who is able to quickly and efficiently follow directions, stick to the process, and communicate clearly to the management team. Various responsibilities for the role include security guard, enforcer, repair tech, & maintenance tech. The Field Rep is an individual who keeps our facility in great condition and our storage spaces ready to rent. They will wear many hats that include: a) Gatekeeper Hat - in many cases, not only the eyes, ears & hands of the facility, but also the public face to the tenants for the owners. They are the "gatekeeper" between the owners/management and the customers. This individual assists in enforcing actions on delinquent accounts (overlocks), and is expected to be professional, courteous, properly attired and a positive reflection on the company. b) Maintenance & Housekeeping Hat - there are locks to check, unit doors to adjust, moved-out units to be swept, trash to be picked up, and operational equipment & buildings to be maintained. Curb appeal and ensuring the customer's first impression is the best one possible. This hat will consume the most of the Field Rep's time during regular checks. c) Safety Hat - in wearing a threat-assessment hat, they must look for safety concerns, hazards, and ways to protect the property from accidents, weather-related issues, and theft. They are looking out for the owner's interests and the reputation of the facility as well for his own safety and that of the tenants. d) Communication Hat - must document all service visits and communicate with management team regarding tenant move-ins & outs, lock and overlock status, facility appearance & condition, and other areas of concern, as well as opportunities for growth and process improvement. Above all, the #1 thing that needs to be routinely communicated to management is unit status. We expect and NEED the website and management software to match the actual unit / lock status onsite at all times. We rely on the Field Rep to communicate what the onsite status is. The Field Rep must be able to notice and help decipher things like: a) Did a tenant move out without notifying us? b) Did a tenant illegally cut off our overlock to gain access to their unit? c) Does it look like somebody trespassed and vandalized or broke into a unit?

Job Type:
Part-Time / Flexible Hours Expected to be roughly 1-2 hour per on-site visit, 1 time per week, every 7 days.
Other Requirements:
Strong communication skills Attention to detail, problem-solving and follow-up skills Smart phone (and ability to keep detailed records via smart phone) Maintenance experience Occasional heavy lifting The following list are items that fall within the scope of the position: 1) Check locks / units 2) Communicate via email 3) Apply / remove / cut locks & update software 4) Sweep & clean units / make rent ready 5) Spot check facility grounds for debris / trash 6) Light unit maintenance (minor insulation adjustments / roll-up door latch & spring adjustments & lubing) 7) Occasional unplanned site visit for tenant emergency or tech emergency (we do not want to abuse your time....if we all notice there more than normal unplanned visits, you will be compensated) 8) Facility checks & minor adjustments (if needed): a. Kiosk b. Access Control c. Security Cameras & Batteries d.
Mail / Deliveries
e. Pest Control (sprays / bait) f. Light bulbs / air fresheners / g. Occasional weed/ grass control in cracks in front of units The following list are items that DO NOT fall within the scope of the position (and would require additional payment if hired to perform these items): 1) Replacing / fixing LED wall packs 2) Replacing / repairing roll up doors or springs 3) Replacing / repairing access control hardware / components 4) Painting 5) Concrete or asphalt repairs 6) Bollard repairs 7) Locksmith needs on office / climate control buildings 8) Roof repairs 9) Weed / Grass Control on larger scale or in parking areas 10) Lawn care 11) Cleaning out abandoned units that have above the normal amount of trash/items in them (basically, if it's going to take longer than 20 minutes or larger than 1 truckload from the unit to the dumpster, it would be outside of the scope of the position and would require some extra compensation to be cleaned out) If this looks like something that you're interested in, please complete the form on Indeed and someone from our team will be in touch soon.
