March ARB, CA Job Details Full-time $19.25 an hour 19 hours ago Benefits Health insurance Dental insurance Paid time off Vision insurance Qualifications Spanish English Furnace systems Hot water heating systems Full Job Description The Maintenance II is responsible for maintaining and repairing the buildings and grounds involving light trouble shooting abilities for a variety of different types of situations like HVAC, electricity, plumbing and occasionally janitorial or lawn maintenance. All work is done in accordance with the policies and procedures prescribed by the Owner, the Governing Agency, Management Agent and Fair Housing Laws. This position will handle 148 units. In order to qualify for this position an employee: Must be able to speak, read, write, and understand English at least to the level of understanding The Injury and Illness Prevention Plan, and the ability to read all safety and warning labels and follow written and verbal instructions. Must have the specific ability to follow technical instructions such as, but not limited to, installing hot water heaters, furnaces, disposals, stoves, air conditioners, and other items found at an apartment complex. Must be able to report in English to supervisory staff and authorities any emergency conditions that may exist from time to time. The Employee will be expected to: Be of strong and sound body and mind. Have adequate strength to preform continuous manual labor during an eight-hour shift. The ability to lift heavy objects exceeding 50 lbs. on a regular basis, using legs and arms and place it over head; twist, balance, reach, bend, stretch, grasp, walk rapidly, climb stairs and ladders, trees, over walls and possess manual dexterity with both hands. The ability to work on a continuous basis and be prompt. Dress according to the dress code and standards established by Hyder and Company and the resident manager. Always work on the behalf of your employer, follow instructions and do nothing to harm your employer. Always comply with and follow the company safety program and policy. The Employee's responsibilities will include but are not limited to the following: Implementation of the Safety program and Company policies and the Company Handbook provided by employer. Report any emergencies at the complex promptly within working hours. Walking the property at least once a day for physical inspections and one time per week at night to check lighting. Completing semi-annual unit inspections twice a year. Perform and report all finished work orders and transactions to the resident manager on a timely basis in accordance with the Manager's Handbook. Establishing good resident relation policies and adhering to housing assignment procedures. Promoting harmonious relationships among residents, housing personnel, and persons of neighboring communities. The position requires a great deal of personal contact with other people and agencies. Maintenance personal must maintain good working relations with the local police and fire departments, governing officials, any other community resources that are programmed and designed to assist the residents as well as owners, vendors and other employees. Being available to assist, in any means necessary, for all building and grounds inspections. Keep proper documentation of maintenance records, supplies, work orders and anything else requested by your supervisor. When necessary fill in for the Maintenance Director or Maintenance I if asked to do so by your supervisor. In some instances the employee will: Be required to be bilingual in English and Spanish. Be asked to assist in the maintaining of another property in case of an emergency. Need to go to court or mediation on an issue at the property. Perform such duties as may be requested from time to time by their Supervisor or other Corporate personnel.
