The Role You'll keep Aria Starke looking sharp and running right - Resident repairs, light improvement projects, and utilities across the community. You report to the Regional property manager and work independently day to day. What You'll Do HomeRepairsℜsidentMaintenance Respond to resident maintenance requests promptly and professionally Plumbing repairs — leaks, supply lines, drains, fixtures, water heaters, frozen and burst lines Light electrical repairs — outlets, switches, fixtures, breakers, troubleshooting dead circuits Flooring repair and replacement — soft spots, subfloor patching, vinyl and laminate Doors, windows, drywall, trim, and general interior repairs Log work orders and keep the manager current on status Skirting&ExteriorRepairs Install, repair, and replace mobile home skirting Repair and replace siding, trim, steps, and decking Roof patching, sealing, and leak chasing Power wash homes, skirting, sheds, and common structures VacantHomeTurns&LightRehab Clean out vacant homes, haul debris, and prep units for resale or rent Make-ready work: paint, patch, flooring, fixtures, appliance swaps Light rehab on rougher units — bring homes back to rent-ready condition Track materials and keep projects moving without waiting to be chased Utilities Manage utilities across the community Flag unusual usage or leaks before they become expensive Grounds&CommonAreas Walk the community regularly to pick up trash and debris and spot problems early Haul away debris from vacant lots and turns Schedule & Location Full-time, Monday through Friday, on site at Aria Starke. Occasional after-hours availability for emergencies such as water leaks or storm damage. Who We're Looking For Initiative — you spot problems and solve them without waiting to be told. Reliability — you show up, on time, and do what you said you'd do. Professionalism — you represent Aria well with residents, contractors, and management. Experience & requirements 2+ years in property maintenance, or a trade Ability to Drive. you will need to cover our parks at both Palatka and Tampa occasionally, being able to drive to the locations are crucial General handyman ability — you can diagnose and fix without hand-holding Valid FL driver's license and reliable transportation Able to lift 50+ lbs and work outdoors in all seasons Must pass a background check and drug screen Nice to have: manufactured housing experience, plumbing or HVAC background What We Offer Competitive pay — hourly rate based on experience, reviewed annually.
