Job Description

Overview We are seeking a motivated and skilled HVAC Apartment Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for maintaining, repairing, and troubleshooting heating, ventilation, and air conditioning (HVAC) systems within residential apartment communities. Your expertise will ensure a safe, comfortable living environment for residents while supporting the overall upkeep of building facilities. This position offers an exciting opportunity to apply your mechanical, electrical, plumbing, and facilities maintenance skills in a fast-paced, service-oriented setting. Your proactive approach and technical proficiency will directly contribute to resident satisfaction and property excellence. Duties Perform routine inspections, troubleshooting, and repairs of HVAC systems including furnaces, air conditioners, ventilation units, and thermostats to ensure optimal operation. Conduct electrical work related to HVAC equipment and building systems using schematics, wiring diagrams, and electrical tools such as ohmmeters. Maintain plumbing systems by diagnosing issues, repairing leaks, replacing fixtures, and ensuring proper operation of plumbing infrastructure. Utilize hand tools and power tools for carpentry tasks such as installing or repairing building interior features and performing maintenance painting as needed. Operate programmable logic controllers (PLCs) to monitor or control building facilities equipment efficiently. Supervise or assist with welding tasks when required for repairs or modifications of metal components within the facility. Maintain detailed records of maintenance activities, repairs performed, and parts used; interpret schematics for complex system troubleshooting. Provide excellent customer service by responding promptly to resident maintenance requests and communicating clearly about repair timelines and solutions. Support facilities equipment maintenance including electrical equipment repair, building interior upkeep, plumbing system maintenance, and general facilities maintenance tasks. Lead or assist with supervising maintenance staff or apprentices; demonstrate leadership in safety practices and technical procedures. Qualifications Proven experience with HVAC system repair, electrical work, plumbing maintenance & repair, and general facilities maintenance within residential or commercial settings. Strong mechanical knowledge complemented by hands-on experience with hand tools, power tools, schematics interpretation, and electrical equipment repair. Familiarity with programmable logic controllers (PLCs), welding techniques, maintenance painting, carpentry skills, and experience with Maintenance, Repair & Operations (MRO). Ability to read technical schematics and wiring diagrams accurately; proficient in using testing devices such as ohmmeters. Excellent communication skills in English; capable of providing clear instructions and customer service to residents. Supervisory or leadership experience is a plus; able to guide team members effectively while maintaining safety standards. Knowledge of building interior maintenance practices including HVAC systems, plumbing systems—including their maintenance and repair—and overall facilities upkeep. Physical ability to perform manual tasks such as lifting heavy equipment or parts; comfortable working at heights or in confined spaces when necessary.
