Job Summary The University of North Georgia is currently accepting applications for a HVAC Technician IV. The HVAC Technician IV performs advanced skilled maintenance, troubleshooting, repair, installation, and preventive maintenance of heating, ventilation, air conditioning, refrigeration, and related mechanical systems across university facilities. This position serves as a senior technical resource for HVAC operations, diagnosing complex system failures and ensuring reliable, efficient, and safe operation of equipment. The position requires advanced knowledge of HVAC systems, building automation systems (BAS), electrical and mechanical controls, and applicable codes and standards. The HVAC Technician IV may provide technical guidance and assistance to other maintenance personnel and works independently on complex assignments requiring a high level of technical judgment. May be required to respond after hours to include evenings, weekends, and holidays to support campus operations or emergency response. May participate in an on-call rotation. Responsibilities Performs advanced troubleshooting, repair, installation, and maintenance of commercial HVAC equipment and systems, including air handlers, rooftop units, heat pumps, split systems, chillers, boilers, pumps, cooling towers, exhaust systems, refrigeration equipment, and associated mechanical components. Independently diagnoses and repairs complex electrical, electronic, pneumatic, and digital control systems, using meters, gauges, diagnostic equipment, schematics, wiring diagrams, and manufacturer documentation to identify and correct system deficiencies. Operates, monitors, troubleshoots, and adjusts building automation systems (BAS) to maintain appropriate environmental conditions, optimize equipment performance, identify system alarms and faults, and support energy efficiency initiatives. Performs preventive and predictive maintenance on HVAC and mechanical systems, including inspections, cleaning, lubrication, filter replacement, belt and bearing maintenance, refrigerant system checks, equipment testing, and documentation of maintenance activities. Responds to complex HVAC service requests and emergency conditions, including after-hours as necessary, and prioritizes work based on operational impact, and restores critical building systems while minimizing disruption to university operations. Provides technical guidance and assistance to HVAC and multi-craft maintenance personnel, including troubleshooting support, knowledge transfer, equipment-specific instruction, and assistance with complex repairs and projects. Utilize the Computerized Maintenance Management System (CMMS) to receive, document, prioritize, complete, and close work orders while maintaining accurate maintenance records. Knowledge, Skills, and Abilities Advanced knowledge of commercial and institutional HVAC/R systems, equipment, components, and operating principles. Strong knowledge of building automation systems (BAS), including monitoring, programming, troubleshooting, alarms, scheduling, setpoints, and equipment integration. Knowledge of electrical systems, motors, controls, variable frequency drives, sensors, actuators, and digital control systems. Knowledge of refrigeration principles, refrigerant systems, heat transfer, hydronics, boilers, chillers, pumps, and associated mechanical equipment. Knowledge of preventive maintenance principles and facility maintenance best practices. Proficiency using computerized maintenance management systems (CMMS), building automation systems (BAS), and standard computer applications. Ability to diagnose complex HVAC problems using electrical meters, gauges, testing equipment, schematics, drawings, and technical documentation. Ability to read and interpret blueprints, schematics, wiring diagrams, technical manuals, and equipment documentation. Must have the ability to perform heavy manual labor for extended periods of time, often in adverse weather conditions. Including but not limited to, lifting, pushing, pulling objects up to 50 pounds. Ability to work heights up to 60 feet using man lifts and ladders; operate vehicles, heavy machinery, trucks, and golf carts. Must be able to understand and follow specific oral and written instruction. Ability to mentor and provide technical guidance to less experienced maintenance personnel. Ability to perform minor repairs as needed. Able to operate small hand tools, and also larger power tools; Balancing; Bending Over; Carrying; Climb up and down ladder; Climb up onto and down from equipment. Standing; Stooping; Talking; Twisting; Walking (include distance). Required Qualifications High School Diploma / GED; completion in recognized technical or vocational training in HVAC preferred. Minimum of seven years of progressively responsible experience in commercial or institutional HVAC/R maintenance, repair, installation, and troubleshooting, including experience with complex HVAC equipment, electrical controls, and building automation systems. Must possess and maintain a valid State of Georgia HVAC contractor license (Class II preferred) appropriate to the duties and responsibilities of the position. EPA Section 608 Universal Certification required. Valid driver's license required. Preferred Qualifications Experience in a university, healthcare, industrial, or other large commercial facility environment is preferred. Additional manufacturer, controls, electrical, or industry certifications are preferred.
