Expected earnings are $120,000 to $150,000 per year for a full year of work. A large share of what we do is public works, where Washington State prevailing wage applies — for this trade in King County that currently runs over $104.00 per hour including fringe benefits. Private and commercial service work pays $50.00 per hour. The mix shifts through the year, and the annual range above reflects a realistic blend of both. If you have been doing this work for a decade and the commercial service market has stopped paying you what the skill is worth, the prevailing wage side of this job is the correction.

WHAT YOU WILL BE DOING

You will be the senior technician on multi-building service contracts — hospital campuses, municipal facilities, and institutional buildings where the equipment runs continuously and the people in the building cannot be disrupted while you work. Preventative maintenance and repair on air handlers, fan coils, exhaust and supply fans, pumps, cooling towers, split systems, package units and computer room A/C Commercial and clinical refrigeration — medication and laboratory refrigerators, ultra-low freezers, ice machines, walk-ins and cold storage Refrigerant work under EPA Section 608: charge verification, leak detection and repair, recovery and documentation Troubleshooting on the electrical side of the equipment — disconnects, starters, contactors, control circuits and VFDs Reading the system, not just the fault code: pressures, temperatures, amperages, airflow, and what they tell you together Writing the service report that goes to the customer — what you found, what you did, what still needs attention Setting the standard for the technicians working alongside you, and helping bring newer techs up

WHAT WE ARE LOOKING FOR

Required:

10+ years of hands-on commercial HVAC, refrigeration or mechanical service experience EPA Section 608 Universal certification Comfortable working on the electrical systems associated with HVAC and refrigeration equipment Solid diagnostic ability across mixed manufacturers and equipment vintages — much of what you will service predates 2005 Clean driving record and valid Washington driver's license Able to pass a background check and vendor credentialing for healthcare facilities Willing to participate in an on-call rotation, which is compensated Preferred — and these move you to the front of the line: Experience maintaining HVAC or refrigeration equipment in a hospital, clinic, surgery center, laboratory, dialysis center or other healthcare facility Controls and building automation experience City of Seattle refrigeration license, or Washington Journey Refrigeration Mechanic Experience working in occupied clinical space, and familiarity with infection control requirements during maintenance work Prevailing wage or public works experience

WHAT WE OFFER

ABOUT LUMANK

Lumank Inc. is a mechanical, electrical and weatherization contractor based on the Eastside, working across King and Pierce County public works. HVAC service and installation has been our primary business for the last three years. We self-perform both mechanical and electrical work, which means our technicians are not standing around waiting on another trade to show up — you diagnose it, and you fix it. We are small enough that you will talk to the owner, and established enough that the work is steady and the contracts are multi-year.
