The position : As a maintenance specialist, you will perform a variety of duties related to servicing, maintenance and operation of equipment, buildings and community common areas. The job will provide an excellent opportunity for a motivated individual with basic knowledge of buildings and equipment maintenance, landscaping and construction to serve in a quiet family-owned manufactured home community. 20 hours/week. Key Responsibilities include (but are not limited to) the following:

• Clean and service community facilities, including trash and litter clean-up, power washing, repair or replacement of community amenities, maintenance and cleaning of the pool facility, office, buildings, common areas, etc.
• Lawn care and landscaping of owner and community property, including weed control, grass mowing, flowers planting, tree care, shrub trimming, etc.
• Operation and maintenance of various "small engine" equipment.
• Weekly community garbage removal.
• Various handyman tasks inside/outside of brand-new manufactured homes for sale.
• Other tasks such as digging, raking, loading equipment and materials, purchasing supplies, and occasional trips to the bank and post office.
• Additional specialty projects and related duties of a similar scope and nature as assigned.

Requirements :

• Ability to safely drive and operate equipment and tools.
• Clean driving record and own transportation.
• Ability to pass background check.
• Ability to perform strenuous tasks including but not limited to pushing, lifting, digging, raking and manipulating often while reaching or bending.
• Ability to comprehend oral and written instructions, operational manuals, plans, drawings, orders and/or other documents as required.
• Ability to maintain written records at all times and communicate information to management, team members and trade partners.
• Ability to follow detailed instructions as well as work independently.
• Must be able to perform work in all weather conditions.
• Demonstrate responsibility, accountability and respectful demeanor.

Desired Skills and Experience :

• Knowledge of the principals and practices of equipment repair and maintenance.
• Experience with basic plumbing and electrical tasks.
• Experience with painting, drywall repair and similar construction/maintenance activities.
• Proficient in lawn care and landscaping.
• Experience with janitorial duties.
