Maintenance performs or oversees electrical, plumbing, carpentry, heating, ventilation, air conditioning, refrigeration and other technical tasks. Maintenance is responsible for transporting residents to and from appointments.
Essential Functions:
1. Plans, schedules, and supervises maintenance assistants and performs maintenance activities at the facility. 2. Available for on-call in emergencies and call rotation. 3. Performs various tasks in a timely manner, including preventative maintenance and repairs including: electrical, plumbing, carpentry, painting, heating, cooling and refrigeration repair/renovation/adjustments. 4. Establishes a work log or checklist of daily, weekly, bi-weekly, or monthly maintenance tasks and/or preventive maintenance actions. 5. Assist with maintaining overall appearance of the facility physical plant and grounds. 6. May obtain drawings, bids for physical plant improvement. 7. Assures compliance with applicable governmental regulation including federal, state, local, Fire Marshall, and local health department. 8. Supervises contracted work. 9. May clean floors and shampoo carpets. 10. May clean, repair and pant walls, windows and fixtures. 11.
Lawn care:
mowing, trimming, weeding, watering, raking and fertilizing. 12. Performs snow and ice removal of all entrance, walks and steps. Supervises snow removal from parking lots. 13. Identifies and corrects safety hazards.
Other Functions:
1. Establishes and maintains record of purchases and inventories of maintenance supplies. 2. Maintains accurate record of various regulatory inspections (fire inspection), fire drills, etc. 3. Assists in development and management of maintenance budget. 4. May drive the Spurgeon Manor van to take residents to appointments in other towns. 5. Performs other duties/tasks as may by assigned.
Dimension and Scope:
1. Functions within the constraints of established policy, practice and procedure. 2. Assigned responsibility/authority for decisions regarding maintenance and related tasks, but may consult with the administrator or other resources as may be appropriate. 3. Professional contacts may include facility may include facility management and staff, residents, residents families, local regulatory authorities (Fire Marshals, building inspectors, etc.) and vendors and suppliers. Physical Requirements Base on
Essential Functions:
1. Frequently lifts carries equipment and supplies weighing less than 100 pounds. 2. Occasionally pushes/pulls residents weighing 75-350 pounds in wheelchairs and geri chairs. 3. Frequently twists, stoops, bends, squats and kneels. 4. Frequently reaches above and below shoulder height. 5. Frequently climbs ladders and stairs. 6. Frequently works outside on projects such as lawn work, snow shoveling, and up on the roof for air conditioning. 7. Frequently pushes/pulls objects weighing 50-100 pounds. 8. Frequently performs moderate to difficult manipulative skills such as electric tools, and lawn equipment. 9. Must be able to walk or stand for extended periods of time.
Typical Knowledge and Skills:
Prior experience in institutional maintenance/housekeeping, HVAC and plumbing is preferred. The ability to read blueprints/construction drawing is helpful. Physical health able to meet the standing, lifting, climbing, pushing, pulling, driving demands of the job.
