JOB SUMMARY

A Maintenance technician performs routine upkeep, facility maintenance and completing repairs on equipment. Their duties include fixing machinery, plumbing, heating and wiring, inspecting buildings to confirm safety standards and scheduling major repairs with the building's inhabitants. Key duties involve troubleshooting and diagnosing issues, using tools to repair or replace part, documenting work, and complying with safety standards. Essential skills include strong mechanical and technical knowledge, problem-solving, attention to detail, physical stamina, and communication abilities.

PREREQUISITE

Employee must be able to read and write to follow work schedules. Read and understand written instructions on the various cleaning agents and various containers. Must be able to understand and follow verbal instructions. May be required to meet Company guideline for issuance of Company driver's license based on requirements of the job to which specifically assigned.

PHYSICAL REQUIREMENTS

Work requires whole body flexibility, coordination, balance and agility including standing, walking, stooping, kneeling, lifting, squatting, bending, reaching and climbing stairs and steps for most of the shift. Some climbing of ladders is required to change overhead light tubes. A moderate amount of overhead reaching, neck extension and rotation, repetitive upper extremity movement requiring elbow and wrist mobility. One or two handed reaching overhead, forward and downward together with side to side up/down movement is required. Work may require the safe and efficient operation of pick-up or car type vehicle if required by specific job assignment.

EXPOSURES

May have respiratory or skin exposure to various chemicals that are used throughout the jobsite. Other hazards include irritant substances used in cleaning agents, dust and mold.

PROTECTIVE EQUIPMENT

Vinyl gloves are worn when mixing or using irritants, safety glasses/goggles are worn when mixing or using irritants or when working in areas where airborne particles may be present.

KEY RESPNSIBILITIES & DUTIES

Equipment Maintenance:

Conduct routine maintenance and inspection of machinery, equipment, and building systems (HVAC, electrical, plumbing). •

Troubleshooting & Repair:

Diagnose mechanical and electoral problems, repair or replace defective parts, and troubleshoot issues to prevent downtime. •

Safety & Compliance:

Ensure equipment and facilities meet safety standards and regulations. • Record keeping: Maintain accurate records of maintenance activities and repair work performed. •

Emergency Response:

Promptly respond to emergency maintained request and breakdowns. •

Installation:

Install new machinery or equipment as needed. • Tool & inventory

Management:

Maintain an inventory of spare parts and tools. Essential Skills & Qualification •
