Full Job Description Job Description:

In coordination with the Property Manager the Make Ready & Grounds employee's primary responsibility is to ensure that all vacated apartments are thoroughly restored to "market ready" status in a timely manner and according to the Manager's time table.

Duties and Responsibilities:

Transfer paint from storage areas to apartment units when painting is scheduled. Paint when requested. Repair or replace curtains, mini blinds, ceiling fans, etc. Repair plaster holes in walls, paint as necessary. Inspect bathroom tiles, perform minor repairs/replacements. Change A/C filters. Operate carpet cleaning equipment to clean carpets, unless contracted by Contractor. Check and replace exterior lighting on a regular basis. If certified for pool maintenance, clean and maintain pool as directed. Need to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts. Move heavy/bulky items to dumpster during trash out of apartments. Replace vacancy lock if applicable on day lock is changed for new resident for move-in and change out PO box lock if applicable. Make new keys when requested. Keep grounds clean at all times. Deliver notices to all apartments. Report supply needs to Manager and/or Lead Maintenance. Perform other tasks as assigned by Property Manager.

General:

Physically walk the property on a frequent basis and remove litter, debris and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times:

• Pool area
• Laundry
• Mail rooms (if applicable)
• Dumpster areas
• Recreation areas
• Grounds adjacent to the road, in front of the office
• Walkways to and from and in between buildings
• Parking lots and drives
• Fireplaces, ceiling fans

Qualifications:

Must meet all physical requirements and be able to take direction. Equipment Requirement Required to wear back support belt and gloves as tasks dictate. Wear appropriate shoes (no flat-bottom sneakers).

Work Hours:

40 hours per week, 9:00 AM to 5:30 PM, Monday through Friday. Weekly schedule may change as required. May be necessary to work weekends.

Equipment:

An employee in this position must be knowledgeable and skilled in the safe use and maintenance of cleaning fluids and tools, including mop, broom, vacuum cleaner, carpet cleaning equipment, buffer, step ladder, full ladder, hand tools, key-cutting machine, hand truck, wheelbarrow.

Not essential. Frequent need (33% to 66% of the time) to ask questions, request supplies. Written instructions should be acceptable.

Working Environment:

Indoors (66% to 100% of the time). Occasionally outdoors (1% to 33% of the time). Occasional exposure (1% to 33% of the time) to cleaning solvents, adhesives, paint fumes, etc. Frequent need (33% to 66% of the time) to work in awkward and confining positions.

Moderate. Must be able to apply common sense understanding to carry out simple one to two step instructions. Deal with standardized situations with occasional or no deviations from standard procedures.
