Job Summary Concordia Retirement Community is seeking an experienced Maintenance Supervisor to serve as a key member of the maintenance leadership team. This position plays an important role in supporting the daily operations, maintenance, safety, and appearance of our community while working closely with community leadership and department leaders to ensure the campus operates efficiently and provides an exceptional experience for our residents. Compensation will be based solely on experience, technical knowledge, leadership ability, and the overall value you bring to our team. The ideal candidate will possess a broad background in building maintenance with strong working knowledge of HVAC, electrical, plumbing, carpentry, and general construction. We are looking for someone with a wide range of technical knowledge who enjoys troubleshooting complex problems and takes pride in delivering quality work. Equally important, this individual must be highly organized and capable of leading the day-to-day workflow of the maintenance team by assigning work, monitoring progress, and adjusting priorities as needs change. The ability to see the big picture, anticipate challenges, confidently redirect resources when urgent situations arise, and ensure the right people are focused on the right priorities is essential. A successful Maintenance Supervisor understands that preventative maintenance is just as important as responding to repairs. The ability to proactively identify potential issues, ensure preventative maintenance is consistently completed, and protect the long-term condition of the community is critical to success. The successful candidate will lead by example, communicate clearly, build accountability within the team, and support a culture of professionalism, teamwork, continuous improvement, and exceptional customer service. This position serves as a trusted partner to community leadership, helping coordinate operations, support departmental initiatives, and contribute to the continued success of the community.
RESPONSIBILITIES
Responsibilities include, but are not limited to: Provide day-to-day leadership and oversight of maintenance operations. Plan, organize, prioritize, delegate, and coordinate the daily workflow of the maintenance team. Assign work based on operational priorities, employee strengths, and community needs while monitoring progress, providing direction, and adjusting priorities as needed throughout the day. Develop, coordinate, and ensure preventative maintenance programs are consistently followed to maximize the life of building systems and equipment, reduce unexpected repairs, and maintain a safe, well-functioning community. Perform preventative maintenance and troubleshoot repairs involving HVAC, plumbing, electrical, carpentry, drywall, painting, appliances, and general building systems. Conduct routine inspections of buildings, grounds, equipment, apartments, and mechanical systems to identify maintenance needs proactively. Prepare vacant apartments for new residents by completing maintenance and refurbishment projects. Respond promptly and professionally to resident maintenance requests. Coordinate repairs requiring outside contractors and vendors when necessary. Collaborate with department leaders to coordinate projects, prioritize maintenance needs, support operational goals, and improve overall community operations. Support departmental planning, operational initiatives, continuous improvement efforts, and consistent departmental standards. Maintain accurate maintenance records, preventative maintenance logs, and work order documentation. Maintain tools, equipment, and shop organization while ensuring all work is completed safely and according to company standards. Help preserve the appearance, safety, and overall integrity of the community. Participate in the after-hours on-call rotation. Perform other duties as assigned.

QUALIFICATIONS
Extensive residential, commercial, multifamily, healthcare, or senior living maintenance experience preferred. Previous leadership, supervisory, or team lead experience preferred. Strong working knowledge of HVAC systems and experience with electrical, plumbing, carpentry, drywall, painting, flooring, and general building maintenance. Experience developing, coordinating, and maintaining preventative maintenance programs and schedules. Strong organizational, planning, and time management skills with the ability to prioritize multiple projects and adapt quickly as operational needs change. Excellent leadership, communication, and customer service skills with the ability to work independently while leading and supporting a maintenance team. Knowledge of maintenance safety practices, OSHA standards, and safe operation of maintenance equipment. Ability to perform moderate to heavy physical work, including lifting, climbing ladders, kneeling, walking, and standing for extended periods. Valid driver's license with an acceptable driving record.
