Role:
The Maintenance Supervisor oversees all maintenance operations for the residential property, ensuring the community is safe, well‑maintained, and operating efficiently. This role is responsible for supervising maintenance staff, coordinating work orders, managing preventive maintenance programs, and ensuring compliance with company standards, building codes, and safety regulations. The Maintenance Supervisor plays a key role in resident satisfaction and the overall physical condition of the property. Key Responsibilities Maintenance Operations Oversee daily maintenance activities, including work orders, repairs, inspections, and unit turnovers. Diagnose and troubleshoot issues related to HVAC, electrical, plumbing, carpentry, appliances, and general building systems. Ensure all vacant units are turned efficiently and meet company quality standards before move‑in. Maintain the property's curb appeal, cleanliness, and overall physical condition. Leadership & Supervision Lead, train, schedule, and evaluate maintenance technicians and porters. Assign work orders and monitor completion timelines and quality. Provide hands‑on support for complex repairs and emergencies. Promote a culture of safety, teamwork, and accountability. Preventive Maintenance Develop and execute preventive maintenance schedules for building systems, equipment, and common areas. Maintain accurate logs of inspections, repairs, and equipment servicing. Identify long‑term maintenance needs and recommend capital improvements. Safety & Compliance Ensure compliance with OSHA, local building codes, fire safety regulations, and company policies. Maintain MSDS documentation and ensure proper handling of chemicals and equipment. Respond to emergency maintenance situations, including after‑hours calls as needed. Vendor & Inventory Management Coordinate and supervise outside contractors and vendors. Obtain bids, review proposals, and ensure work is completed to standard. Manage inventory of tools, supplies, and replacement parts. Track maintenance expenses and support budgeting for repairs and capital projects. Resident Service Respond promptly and professionally to resident maintenance requests. Communicate effectively with residents regarding repairs, timelines, and follow‑up. Support the property management team in delivering a high‑quality resident experience. Qualifications 3-5+ years of maintenance experience in residential property management or related field. 1-2+ years of supervisory or lead technician experience preferred. Strong knowledge of HVAC, electrical, plumbing, carpentry, and appliance repair. EPA Universal or Type II certification preferred. Ability to read technical manuals, blueprints, and equipment schematics. Strong organizational and communication skills. Ability to lift 50+ lbs and perform physical maintenance tasks. Valid driver's license and reliable transportation. Work Environment Full‑time, on‑site role with rotating on‑call responsibilities. May require evening, weekend, or emergency response work. Indoor and outdoor work in varying weather conditions.
