Key Responsibilities Maintenance Oversight:

The Property Maintenance Manager is responsible for the overall maintenance and repair of commercial and light industrial properties. This includes conducting regular inspections to assess the condition of buildings and facilities, identifying potential repairs, and ensuring compliance with health and safety regulations.

Coordination of Repairs:

The Property Manager will coordinate with subcontractors and in-house maintenance staff to perform routine maintenance and emergency repairs. This may involve plumbing, electrical, HVAC system maintenance, and landscaping.

Budget Management:

The manager may be involved in budgeting for maintenance and repair costs, ensuring that expenditures align with financial plans and property management goals.

Tenant Relations:

Handling tenant complaints and requests in a timely and professional manner is crucial. The Property Maintenance Manager acts as the field liaison between tenants and the property owner, ensuring that tenant needs are met while maintaining property standards

Team Management:

In some cases, the Property Maintenance Manager may oversee a team of maintenance workers, including training, scheduling, and ensuring adherence to maintenance policies and standards.

Proactive Maintenance Programs:

Developing and implementing proactive maintenance programs to prevent issues before they arise is a key responsibility. This includes scheduling regular maintenance tasks and ensuring that all systems are functioning optimally

Reporting and Documentation:

Keeping accurate records of maintenance activities, inspections, and repairs is essential for compliance and operational efficiency. The manager may also be responsible for reporting to higher management on maintenance status and needs.

Skills Required Technical Knowledge:

A strong understanding of building systems (HVAC, plumbing, electrical) is essential for effective management of maintenance tasks.

Project Management:

Ability to prioritize and manage multiple projects simultaneously, ensuring timely completion and adherence to budgets.

Communication Skills:

• Physically mobile with reasonable accommodations including ability to push, pull, carry and lift up to 80 lbs and the ability to push, pull, reach, bend, twist, stoop, stack, crouch, climb, kneel and balance as part of performing job tasks.
• Must be able to read and write in English.
• Fluent communication in Spanish is a plus.
• Basic math skills such as adding, subtracting, fraction decimals, percentages, etc.
• Ability to define problems, collect data, establish facts and draw valid conclusions.
• Valid Driver's License and good driving record.
