Maintenance Director

Job Description

Position Summary:
The Maintenance Director oversees all physical plant related functions in accordance with current Federal, State, and local standards, guidelines and regulations. Functional areas include Engineering, Building Maintenance, Grounds, and Safety. The Director establishes and implements policies and procedures, develops staffing plans, reports and budgets, coordinates with other departments, and ensures quality resident services.
Essential Duties and Responsibilities:
The following duties are normal for this position. This list is not to be construed as exclusive or all inclusive.
  • Oversee entire physical plant operations. Plan, direct, and evaluate activities of engineering, maintenance and safety in compliance with all applicable rules, regulations, and guidelines.
  • Maintain and effectively execute worker order and preventative maintenance programs.
  • Monitor status of building and grounds; plan for needed maintenance, repair, supplies, and equipment. Consult with designers, architects, engineers, vendors, maintenance providers, and contractors.
  • Administer the Property/Community Risk Management Procedure Plan.
  • Direct staff project assignments within budget and on schedule, adhering to quality and safety.
  • Administer employee policies and procedures. Develop, maintain and periodically update written policies and procedures and job descriptions. Orient staff and train on policies and procedures.
  • Develop and monitor departmental budget, forecasts and staffing plan. Ensure proper utilization of financial resources.
  • Make reports and recommendations to the Executive Director as necessary or required concerning the operation of the department.
  • Develop methods for coordination of the departments' services with other member services, to ensure the continuity of the members' total regimen of care.
  • Participate in surveys and inspections made by government agencies.
  • Complete appropriate forms, reports, evaluations, and studies.
  • Manage facility Disaster Manual
  • Manage TELS Maintenance system for tracking of work orders and regulatory tasks.
  • Attend in‐service classes and staff meetings. Continue to develop job related knowledge, skills and abilities by participating in continuing educational opportunities for personal growth and development
  • Perform other duties as assigned.
Job Type:
Full-time Pay:
$45,000.00 - $75,000.00 per hour
