This pivotal role involves overseeing all maintenance operations to ensure a safe, comfortable, and efficient environment for residents and staff alike. The Maintenance Director will drive proactive maintenance strategies, manage a skilled team of technicians, and coordinate with various departments to uphold the highest standards of building integrity and operational excellence. Duties Lead and supervise the maintenance team, providing clear direction, coaching, and performance evaluations to foster a high-performing workforce Develop and implement preventative maintenance programs utilizing CMMS (Computerized Maintenance Management System) to optimize equipment uptime and reduce downtime Oversee all mechanical systems including HVAC, electrical, plumbing, low voltage systems, and high voltage equipment ensuring compliance with safety standards and regulations Manage facilities projects from planning through execution, including upgrades, repairs, and renovations aligned with community needs Read and interpret schematics, wiring diagrams, and technical manuals to troubleshoot complex industrial maintenance issues effectively Conduct routine inspections of the property's infrastructure to identify potential issues early and coordinate timely repairs Maintain detailed records of maintenance activities, safety inspections, and equipment histories for accountability and continuous improvement Collaborate with vendors and contractors for specialized services such as programmable logic controllers (PLCs) programming or industrial automation upgrades Ensure all maintenance operations adhere to safety protocols, including electrical safety procedures involving low voltage and high voltage systems Utilize tools such as ohmmeters and other diagnostic equipment to accurately assess electrical circuits and mechanical systems Qualifications Proven management experience in facilities management or industrial maintenance environments, preferably within senior living or healthcare settings Strong supervisory skills with the ability to lead diverse teams effectively Extensive knowledge of HVAC systems, electrical systems (including high voltage), mechanical systems, schematics, and industrial maintenance practices Hands-on experience with CMMS software for work order management and asset tracking Familiarity with programmable logic controllers (PLCs) and automation systems is highly desirable Ability to read technical schematics, wiring diagrams, and mechanical drawings with precision Excellent project management skills to oversee multiple initiatives simultaneously while maintaining quality standards Strong communication skills in English for clear documentation and team coordination Knowledge of safety standards related to electrical work (including low voltage) and general facilities management regulations Experience working with ohmmeters or similar diagnostic tools for electrical troubleshooting Join us in creating a safe, efficient environment where residents can thrive!
