This role ensures equipment reliability, regulatory compliance, and safe operations across the facility. The Planner serves as the subject matter expert for the CMMS (MaintainX), oversees storeroom and inventory processes, and supports continuous improvement and cost control initiatives while maintaining strict adherence to safety and environmental standards. Key Responsibilities Maintenance Planning & Scheduling Plan, prioritize, and coordinate all preventive and corrective maintenance activities in a chemical processing environment. Develop detailed weekly schedules for maintenance technicians, including PMs, corrective work, and emergency response. Ensure all work orders are properly scoped, resourced, executed, and closed with accurate labor and materials tracking. Balance maintenance priorities to minimize downtime while maintaining safe operating conditions. Maintenance System Administration (MaintainX SME) Serve as the site Subject Matter Expert (SME) for MaintainX. Maintain accurate and complete records for all plant assets, including process equipment, tanks, pumps, piping systems, and instrumentation. Develop and optimize preventive maintenance programs aligned with manufacturer recommendations and regulatory requirements (OSHA, EPA as applicable). Track asset history to support reliability improvements and failure analysis. Storeroom & Inventory Management Establish and maintain a well-organized maintenance storeroom supporting chemical production operations. Define and manage min/max inventory levels for critical spare parts, including pumps, seals, valves, and safety-related components. Conduct routine cycle counts and lead monthly and annual inventory audits to ensure accuracy and availability of critical parts. Procurement & Materials Management Initiate and manage purchase requisitions for maintenance materials, equipment, and services. Ensure proper receiving, inspection, and storage of materials, with consideration for chemical compatibility and safety requirements. Coordinate with suppliers to ensure timely delivery of critical parts. Vendor & Contractor Management Coordinate external vendors supporting equipment maintenance, utilities, and facility systems. Ensure all contractors comply with Niteo Products' safety standards, including required training and site-specific protocols. Manage vendor access through safety systems and verify compliance prior to onsite work. Regulatory & Safety Compliance Ensure maintenance activities comply with all applicable safety and environmental regulations, including OSHA standards and chemical handling requirements. Support Process Safety Management (PSM) elements where applicable (e.g., mechanical integrity, documentation). Participate in safety audits, Gemba walks, and incident investigations as needed. Equipment & Systems Oversight Oversee critical facility systems including fire protection/suppression systems, ensuring weekly inspections and proper documentation. Manage process monitoring systems such as temperature-controlled baths and chemical processing parameters, ensuring accurate logging and reporting. Coordinate forklift maintenance and ensure safe operation of material handling equipment. Serve as SME for date coding equipment to ensure compliance with product labeling requirements. Technician Support & Communication Communicate daily with maintenance technicians to align priorities, address issues, and ensure efficient execution of work. Provide technical and planning support to reduce downtime and improve response time to equipment failures. Reporting & Performance Metrics Generate and distribute monthly PM completion and maintenance performance reports. Track key performance indicators (KPIs) such as schedule compliance, equipment uptime, and maintenance backlog. Security & Facility Support Act as primary contact for site security systems, including response to after-hours alerts. Communicate facility-related issues to management in a timely manner. Continuous Improvement & Cost Control Identify and implement opportunities to improve equipment reliability and reduce maintenance costs. Support lean initiatives and continuous improvement efforts within the facility. Qualifications Education & Experience Associate's or Bachelor's degree in Engineering, Industrial Maintenance, Business Management or related field preferred. 3-5+ years of experience in maintenance planning or industrial maintenance, preferably in a chemical or process manufacturing environment. Experience with CMMS systems (MaintainX preferred). Skills & Competencies Knowledge of preventive maintenance and reliability best practices. Familiarity with chemical plant safety requirements and regulatory standards. Excellent organizational, communication, and coordination skills. Proficiency in inventory control and procurement processes. Strong analytical and problem-solving abilities. Working Conditions Chemical manufacturing environment with exposure to industrial equipment and regulated materials. Requires adherence to PPE and safety protocols at all times. May require occasional after-hours or weekend support for critical issues.
