Yes Position Overview We are seeking an experienced and highly organized Maintenance Technician Supervisor to oversee maintenance operations at a HUD-subsidized affordable housing community. This role plays a critical part in ensuring the property meets or exceeds HUD Housing Quality Standards (HQS) and achieves strong performance during NSPIRE inspections. The Maintenance Supervisor will supervise daily maintenance activities, coordinate unit turns, manage preventative maintenance programs, and ensure regulatory compliance while providing high-quality resident service. Primary Responsibilities Perform advanced maintenance repairs including plumbing, electrical, HVAC, appliance repair, carpentry, drywall, painting, and flooring. Oversee apartment turnovers ensuring HQS compliance prior to move-in. Implement preventative maintenance programs for building systems and equipment. Respond to emergency maintenance issues including after-hours calls. Maintain common areas, building exteriors, and grounds in safe, compliant condition. Supervise and mentor maintenance technicians and grounds staff. Assign daily work orders and prioritize tasks based on safety and compliance. Train staff on HUD standards, safety procedures, and property maintenance protocols. Coordinate with property management on inspection readiness and capital improvements. Required Qualifications Minimum 3-5 years of multifamily maintenance experience, with HUD/Section 8 preferred Strong working knowledge of HUD HQS standards and NSPIRE inspection processes preferred Experience leading or supervising maintenance staff preferred Advanced skills in plumbing, electrical, HVAC troubleshooting, and general building systems Ability to read blueprints, schematics, and technical manuals Strong organizational and documentation skills Valid driver's license and reliable transportation Preferred Certifications EPA Universal Certification HVAC Certification OSHA Safety Training Physical Requirements Ability to lift up to 75lbs Ability to climb ladders and stairs multiple times per day.
