Director of Maintenance Fishkill Assisted Living - Fishkill, NYFull-Time Fishkill Assisted Living is seeking an experienced, hands-on, and dependable Director of Maintenance to oversee the maintenance, safety, and physical operations of our assisted living community. The Director of Maintenance is responsible for ensuring that the building, grounds, equipment, and systems are maintained in excellent working condition and that the community remains safe, clean, comfortable, and inspection-ready at all times. Key Responsibilities Oversee all maintenance and physical plant operations throughout the community. Perform and coordinate routine and preventive maintenance, repairs, and inspections. Respond promptly to resident room and common-area maintenance requests. Maintain plumbing, electrical, HVAC, lighting, doors, locks, fixtures, and other building systems. Oversee fire and life-safety systems and ensure required inspections and testing are completed and documented. Maintain required maintenance, inspection, and preventive maintenance logs. Ensure compliance with applicable NYS Department of Health, fire, building, and safety requirements. Maintain the facility in a constant state of readiness for regulatory inspections. Conduct regular building rounds and proactively identify and correct maintenance or safety concerns. Coordinate and supervise outside contractors and vendors when necessary. Obtain proposals and monitor contractor work to ensure projects are completed properly and timely. Maintain the building exterior, grounds, parking areas, sidewalks, and seasonal needs, including snow and ice removal. Monitor inventory of maintenance supplies, tools, and equipment. Assist with resident room preparation and ensure rooms are ready for new admissions. Respond to emergency maintenance situations and participate in the facility's emergency preparedness program. Work closely with the Executive Director and department heads to address facility needs and prioritize projects. Supervise maintenance personnel and ensure work orders are completed efficiently and properly documented. Qualifications Previous maintenance leadership experience in assisted living, senior living, healthcare, hospitality, multifamily housing, or a similar environment strongly preferred. Strong working knowledge of general building maintenance, plumbing, electrical, HVAC, carpentry, and mechanical systems. Knowledge of fire and life-safety requirements preferred. Ability to troubleshoot problems and perform hands-on repairs. Strong organizational and time-management skills. Ability to manage multiple priorities and respond appropriately to urgent situations. Strong attention to safety, cleanliness, and regulatory compliance. Ability to communicate professionally with residents, families, staff, vendors, and regulatory personnel. Valid driver's license preferred. Must be dependable and available to respond to building emergencies when necessary.
