About the Role We're seeking an experienced Lead Maintenance Technician to lead maintenance operations across our residential property portfolio.
This is a succession-planning hire:
We're looking for someone who can join now, train, and step into full leadership of the maintenance department. What You'll Do Manage and delegate work orders — review maintenance requests submitted in Property Meld, prioritize them, and assign them to the appropriate maintenance staff each day Schedule maintenance staff and coordinate timing of repairs, unit turns, and larger projects Oversee projects from assignment through completion, coordinating technicians and vendors as needed Inspect and sign off on completed work to confirm jobs are done to standard before closing them out Personally handle a portion of hands-on work orders — carpentry, drywall repair, painting, electrical, plumbing, appliance repair, and HVAC Communicate directly with tenants on repair issues, from initial request through resolution Respond to and manage emergency maintenance issues, including after-hours/on-call situations Supervise and support other maintenance technicians and vendors Track work order status in Property Meld and ensure timely completion and documentation Maintain inventory records of parts and materials, and requisition supplies as needed Coordinate with property management on capital improvement projects and unit turnovers Follow all safety rules and regulations relative to the well-being of residents, co-workers, and property What We're Looking For Proven residential property maintenance experience, with supervisory or lead technician experience preferred (5+ years directly related experience) Strong carpentry skills; solid working knowledge of electrical and plumbing systems HVAC knowledge preferred; EPA or HVAC certification a plus Ability to schedule, prioritize, and delegate work across a team Experience with Property Meld or similar maintenance management software preferred Ability to inspect and evaluate completed work for quality before sign-off Strong communication and people skills for working directly with tenants, technicians, and property management Positive attitude and ability to work independently and collaboratively within a team Willingness to participate in an on-call rotation for emergency maintenance, including evenings, weekends, and holidays High school diploma or GED required Valid driver's license and reliable transportation required Able to lift and/or move 40+ pounds Why Join Us This is a rare opportunity to step into a leadership maintenance role with a built-in training period alongside an experienced technician before taking over full responsibility for the department.
