Serenova at Woodforest is hiring a Maintenance Director to own the physical environment of our newest concierge community — a brand-new, hospitality-forward 55+ independent living community in Montgomery, TX. You own the condition, safety, and functionality of the building inside and out, along with the maintenance and housekeeping teams that keep it that way. This is not a traditional maintenance role. You lead a team, manage vendors, control a budget, and set the operational standard from day one. If you're a systems-driven operator who leads from the front, this is your role.

WHAT YOU'LL DO

Own the physical environment: building systems (HVAC, plumbing, electrical), curb appeal, interior presentation, and the preventative maintenance program that keeps everything running. Run the work order process end-to-end in Entrata and Livly — timely completion, root-cause thinking on recurring issues, and the data discipline to spot trends before they become problems. Lead and develop the maintenance and housekeeping teams through clear expectations, technical training, accountability, and consistent staffing and scheduling. Manage third-party vendors (landscaping, specialty contractors): hold scope, quality, and consistency, inspect regularly, and prevent service decline before residents notice. Own the maintenance and housekeeping budgets — prioritize in-housework, use vendors strategically, and prevent expense creep through disciplined decision-making.

Support pre-opening and lease-up:

punch lists, inspections, vendor coordination, and model readiness. Participate in the on-call leadership rotation.

WHAT YOU BRING

5+ years in maintenance, facilities, or property operations, with 2+ years of leadership experience preferred. Multi-unit residential, senior living, or hospitality experience strongly preferred. Working command of building systems — HVAC, plumbing, electrical — and the judgment to know what gets fixed in-house and what gets vendored. EPA 608 certification required. CPO (Certified Pool Operator) and HVAC certification preferred, or willingness to obtain. Valid driver's license required.

Strong operational instincts:

organized, detail-oriented, and disciplined about follow-through. Nothing falls through the cracks on your watch. Comfort holding vendors and team members accountable — directly, professionally, and without flinching. Comfort with property and operations platforms; experience with Entrata or Livly is a plus. Able to lift up to 50 pounds, climb ladders, and work in indoor and outdoor conditions. Available for after-hours emergency response as part of the on-call rotation.

COMPENSATION & BENEFITS
