Position Overview:
We are seeking an experienced Preservation & Maintenance Manager to lead the preservation program for a large-scale industrial construction project. This position will be responsible for ensuring all stored and staged equipment, materials, and tagged assets remain in install-ready condition throughout the project lifecycle. The Preservation & Maintenance Manager will lead a team of Preservation Technicians and coordinate closely with Warehouse, Quality, Construction, and Commissioning teams to prevent equipment degradation while in storage or laydown. The ideal candidate has strong industrial construction experience, excellent leadership skills, and a disciplined approach to preventive maintenance, documentation, and asset tracking.
Key Responsibilities:
Own and manage the project-wide preservation program for stored and staged equipment and materials. Lead, direct, and hold Preservation Technicians accountable for daily preservation activities and performance. Ensure all tagged assets remain install-ready and protected from damage, corrosion, contamination, and environmental exposure. Develop and enforce preservation procedures, inspection schedules, and preventive maintenance requirements.
Oversee activities including:
Equipment lubrication Shaft and component rotation Nitrogen purging Corrosion prevention and control Moisture and environmental protection Equipment inspections and condition monitoring Protective covering and storage requirements Maintain accurate and traceable preservation records for all applicable equipment and materials. Monitor asset condition throughout warehouse, yard, and laydown storage. Coordinate preservation requirements and status with Warehouse, Quality, Construction, and Commissioning teams. Identify preservation deficiencies and ensure corrective actions are completed promptly. Establish priorities based on installation schedules and ensure critical equipment receives appropriate preservation attention. Conduct regular inspections and audits to verify compliance with project preservation requirements. Track preservation activities, inspections, deficiencies, and corrective actions through project documentation systems. Support turnover and installation readiness by providing accurate equipment condition records. Ensure preservation activities are performed safely and in accordance with project procedures and applicable industry standards. Troubleshoot preservation and maintenance issues and develop practical solutions to prevent recurring problems. Communicate equipment condition, risks, and preservation status to project leadership.
Qualifications:
5+ years of experience in industrial construction, equipment preservation, maintenance, materials management, or a related field. OSHA 10-hour Construction certification required (or be willing to obtain). Previous experience leading or managing a team in an industrial construction or heavy industrial environment. Strong understanding of equipment preservation and preventive maintenance practices. Experience with large-scale industrial equipment, materials, warehouse operations, or laydown yards preferred. Knowledge of corrosion control, lubrication, equipment rotation, nitrogen purge systems, and long-term storage requirements. Ability to read and understand equipment documentation, maintenance requirements, and project specifications. Strong organizational and recordkeeping skills. Ability to coordinate effectively across multiple project departments and contractors. Strong leadership, communication, and problem-solving abilities. Proficiency with Microsoft Office and electronic documentation/asset tracking systems. Ability to work in an active industrial construction environment and adapt to changing project priorities.
