The Position:

\nAs a team member of FSB, this position is expected to lead by example, embody these values, and foster a culture of good character, excellence, collaboration, and performance - ensuring our people, clients, and community experience the FSBU difference every day. You are also expected to always foster and promote the Institution's image and brand. The Maintenance Manager is responsible for overseeing the maintenance, repair, safety, and general upkeep of company facilities and property. This position requires a hands-on individual with experience in electrical systems, HVAC/air conditioning, plumbing, general construction, and handyman work.\nThe Maintenance Manager will perform routine maintenance and repairs, identify potential facility issues before they become larger problems, coordinate outside contractors when necessary, and ensure company facilities remain safe, clean, functional, and professional.\n

Essential Duties and Responsibilities:

Department Management and Supervision\nProvide direct supervision and leadership to Maintenance Department employees.\nDevelop and manage daily, weekly, and on-call work schedules for department staff.\nAssign maintenance requests, preventative maintenance tasks, projects, and other duties to appropriate employees.\nPrioritize department workload based on urgency, safety, operational impact, and business needs.\nMonitor employee workloads and adjust assignments and schedules as necessary.\nEnsure maintenance employees complete assigned work accurately, safely, and within reasonable timeframes.\nTrain and mentor maintenance employees on proper procedures, equipment use, safety requirements, and company expectations.\nProvide employees with direction, coaching, and feedback regarding job performance.\nAssist management and Human Resources with employee performance evaluations and disciplinary matters when appropriate.\nReview and approve employee timekeeping, leave requests, and scheduling changes in accordance with company procedures.\nCoordinate department coverage for vacations, absences, emergencies, and special projects.\nConduct department meetings as necessary to discuss projects, safety concerns, schedules, priorities, and upcoming work.\nPromote teamwork, professionalism, accountability, and excellent service within the Maintenance Department.\nCommunicate regularly with management regarding department operations, staffing needs, facility concerns, and major projects. Facility Maintenance Perform routine inspections of buildings, equipment, grounds, and facility systems.\nComplete general maintenance and repair work throughout company facilities.\nTroubleshoot maintenance problems and determine appropriate repairs.\nPerform minor carpentry, drywall, painting, door, lock, ceiling tile, flooring, and other general repairs.\nMaintain tools, equipment, maintenance areas, and supplies in a clean and organized condition.\nRespond promptly to maintenance requests and facility emergencies.\nPerform preventative maintenance to reduce equipment failures and unexpected repair costs.\nElectrical Troubleshoot and perform minor electrical repairs within the employee's qualifications and applicable regulations.\nReplace switches, outlets, light fixtures, bulbs, ballasts/drivers, and other basic electrical components.\nIdentify electrical problems that require a licensed electrician and coordinate professional service when necessary.\nInspect lighting and other electrical equipment for proper operation and safety concerns.\nHVAC / Air Conditioning Have working knowledge of commercial HVAC and air-conditioning systems.\nTroubleshoot common heating and cooling issues.\nReplace filters and perform routine preventative HVAC maintenance.\nInspect HVAC equipment for abnormal operation, leaks, noises, or other problems.\nCoordinate with licensed HVAC contractors for repairs requiring specialized equipment, licensing, or certification.\nPlumbing Diagnose and repair common plumbing problems.\nRepair or replace faucets, toilets, valves, fixtures, and other basic plumbing components.\nAddress minor leaks, clogged drains, and water-related maintenance issues.\nIdentify larger plumbing problems and coordinate with licensed plumbers when necessary.\nGrounds and General Maintenance Inspect parking lots, sidewalks, exterior lighting, signage, doors, fencing, and other exterior areas.\nPerform general handyman and property maintenance duties as needed.\nAssist with moving furniture, equipment, supplies, and other company property.\nHelp prepare facilities for weather-related events and emergencies.\nMaintain an appropriate inventory of commonly used maintenance parts and supplies.\nManagement and Administrative Responsibilities\nPrioritize, assign, and track maintenance projects and work orders.\nDevelop and maintain preventative maintenance schedules.\nObtain estimates and coordinate outside contractors and vendors.\nMonitor contractors work to ensure projects are completed properly and safely.\nMaintain records of repairs, inspections, preventative maintenance, and equipment servicing.\nAssist management with developing maintenance and facility improvement budgets.\nIdentify opportunities to reduce maintenance expenses and improve facility reliability.\nCommunicate facility concerns, major repairs, and safety issues to management. Safety Responsibilities\nThe safety of our staff, customers, and visitors is paramount. The Maintenance Manager is expected to maintain a strong commitment to safety and promptly address any conditions or concerns that could pose a risk. Safety-related matters always take precedence over routine or daily tasks.\nFollow all company safety policies, procedures, and applicable federal, state, and local regulations.\nPrioritize safety-related concerns and take prompt action to address or escalate potential hazards.\nMaintain maintenance areas, electrical rooms, mechanical rooms, storage areas, and other workspaces in clean, organized, and safe conditions.\nProperly select, use, and maintain required personal protective equipment (PPE).\nProactively identify, correct when appropriate, and promptly report unsafe conditions or potential hazards.\nNever perform work that requires a professional license, certification, or specialized qualification unless properly licensed, certified, trained, and authorized to do so.\nEnsure safety concerns that cannot be immediately resolved are promptly communicated to the appropriate management personnel and addressed in accordance with company procedures.

Qualifications:

High school diploma or equivalent required.\nMinimum of 3-5 years of experience in facility maintenance, building maintenance, construction, or a related field preferred.\nHands-on experience with electrical, HVAC/air conditioning, plumbing, carpentry, and general building maintenance.\nStrong troubleshooting and problem-solving abilities.\nAbility to determine when a repair can be completed internally and when a licensed contractor is required.\nAbility to read equipment manuals, instructions, and basic building diagrams.\nStrong organizational and time-management skills.\nAbility to work independently and manage multiple maintenance priorities.\nGood communication and customer-service skills when working with employees, management, contractors, and vendors.\nBasic computer skills for email, work orders, maintenance records, and vendor communication.\nValid driver's license and acceptable driving records may be required.\nPhysical Requirements\nThe position may require the employee to: Regularly stand, walk, bend, kneel, climb, reach, and work in confined areas.\nSafely use ladders and basic maintenance equipment.\nLift and carry approximately 50 pounds independently and heavier items with appropriate assistance or equipment.\nWork indoors and outdoors in varying temperatures and weather conditions.\nPerform physical maintenance duties for extended periods.\nRespond to urgent facility issues when necessary.\nPreferred Qualifications Commercial building maintenance experience.\nHVAC maintenance or EPA certification.\nElectrical or plumbing experience.\nExperience managing contractors and maintenance vendors.\nExperience maintaining multiple facilities or locations.\nExperience with generators, emergency power systems, access-control equipment, and other building systems.\nOSHA or other workplace safety training.\nWork Expectations\nThe Maintenance Manager is responsible for taking ownership of the overall condition, functionality, and upkeep of company facilities.
